I have an appointment tomorrow on two short sale listings for the same individual. The previous short sale I did, the homeowner was told she was approved for a short sale but the one I will see tomorrow does not even talk to the banks. I will get the authorization form signed so that I can speak to the bank but should I have her fill out the short sales package & the listing agreement or wait until I get further info from the lender? She has two mortgages on each!

Disregard, I spoke to the homeowner & she has already spoken to the lender.

We have our clients sign the listing agreement and disclosures, so we can begin marketing their home for an offer. We then submit all their paperwork and offer once their package is ready with their authorization and begin communicating with bank. Hope this helps for future short sale listings!

Remember unless you want to have to get multiple authorizations include a space for attorneys,the second mortgage company and any junior lien holders as they won't be able to talk to you for negotiations unless you have a specific line or paragraph addressed to them in the document authorizing they can speak to you.

I remember in the beginning having to get more atr's because of all the liens and it was a pita.
