I just got this email today...wondering if anyone has tried it, it might be real useful with all the "fair" condition REOs.
I know there is a book that is similar, but its like $1000.
Any websites that offer this kind of information for free?
Hello Slappy,
As a real estate agent working in Broker Price Opinions, Short Sales and REO -
we know that coming up with ways to substantiate our price valuations
is very important.
Now you have an EASY and FAST way to successfully itemize and calculate property repair costs to include in your pre-listing bpo or fee-based valuation interior inspection reports.
(This works GREAT for Short Sales and REO properties too! )
This is the easiest, and fastest way to justify your price valuations due to needed repairs on the property, such as:
- How much is the estimated cost to tear off and replace a composition roof?
- How much to replace a dual-glazed window?
- How much to supply and install an interior hollow-core door?
- How much for a water heater?
- How to calculate carpet and pad replacement based on room square footage?
- How to calculate new paint application to walls and ceilings?
- How much to remove, supply and install a new lavatory?
- How to estimate lawn maintenance?
Repair costs are estimated conservatively and work well as a nationwide guide for materials and labor charges.
Get the details for repair specifics in the following categories:
Cleaning, locksets, roofing, siding, windows, doors, appliances, cabinets, flooring, drywall, paint, electrical, plumbing, HVAC and exterior maintenance.
Also, get the FHA-approved product numbers, colors and manufacturers for paint, carpet and vinyl.
Also included: What are lender-specific repair concerns you should watch out for and what are emergency repairs to consider based on potential health and/or safety violations.
