the most important things to learn

I am starting at an agency on Monday . I would like to go in with a list such as , How to do a CMA , setting up and holding an Open House , Initial meeting with seller etc,
What are things I should try to focus on ? aside from getting my name out there.

Thanks. You are starting an agency on Monday and want to know how to do a CMA? Surely you can't be serious and if you are can I ask which state/country/planet you are from.

they did not teach us that in school. in my state we are required to learn real estate laws ..not how to list a house.. or network ..i just got my license and i am looking for a little guidance not to be torn down for asking for help, just hoping to go into the office with a little bit of insight,
are all agents this nasty?

Make very smart business decisions based on careful thought. Spend your time and money wisely. Being young, that might include consideration of mentoring under a top producer for a year or two. It might not be flashy, but you could stand to gain tremendously by working with someone who is well repsected and very successful. You have limited education (I assume based on your age) so I encourage you to take advantage of any oppotunity to learn from others, even if they blow smoke at you. There is no room for crying in this business. Results pay, that's it.
And NEVER lower your standards of integrity, or you will be washed out.

I asked where "global" was so I (and possibly others) can better understand your market area. Google is your friend and tip #1 is type CMA and hit "search"

Nasty--No..Honest--Yes. This is human behavior on display. This is the machine. You are part of the discussion. Posters are responding to you. You need to learn to work it to be succesful. Master it and you will succeed, react to it constanly and you will have a difficult time. Behave like a basketball and bounce back always.

Inagle1, don't let these folks get to you. If you read around, they don't take lightly to what they believe is a stupid question/comment. Here's the story, you want to learn, period. See if you can find a mentor, take classes, you need the credits anyway, and the classes are filled with experienced agents who bring up topics and ask a lot of questions that will benefit you. Read the contracts! Nothing worse than writing an offer for a buyer, and they want you to explain something that you really have no idea about. School teaches you the law, not how to apply it. Get on the MLS, pick an address and work a CMA. This will let you know what questions you need to ask. You will likely find that many agents aren't willing to be very helpful. So gather your questions, then ask someone to join you for lunch. Don't bombard them, just bring up casual topics that lead to your question. Good Luck!

I misread also and thought you were starting an Agency. My fault not yours. Alot of what you will learn will be On the job. Focus on getting people to talk to you and then convert them clients. How do you learn? Ask how do I do a CMA. With the MLS its simple enough. Then do a couple, pick a property, any property, and do one and ask the Broker to review it. Listing presentations and the rest will happen when you are comfortable with what you do. Get your name out and attract potential clients.

Darn..I scared the newbee off. I feel a little guilty in that my responses to your questions regarding new agents might not have been what you expected into the "Real Estate Profession"..still most have been truthfull here.

Yes I have some advice for you.
1. Don't use large complicated words like at on this site because as you can see it confuses some posters.
2. As a broker I would tell you to grow up, you have the attitude of a snot nosed teenager. I don't know many clients that are searching for such an agent.
3. I agree your license only gives you a license to hunt and you are not taught how to hunt.
4. The asking of what marketplace you are in is a just question. If you are in Beverly Hills I would advise you differently then if you are doing business in Bug Swamp Tennessee. Are you ashamed of where your located, better move.
5. If you are as brand new as you seem, the next buyer or seller that you run will probably know more about the market then you do so your first order of business is to get out and learn your territory. Go preview every new listing and before you preview it do a CMA for it.
6. Next get copies of the listing forms and purchase agreements used in your area and put each and every clause on a separate sheet of paper, and learn them, and use pencil to make notes regarding that clause.
7. If Global is big enough to have a library then start reading every book regarding real estate and sales they have. Also go to sites like this and read the archives, they are a wealth of information you will need to know and can use.
8. Grow a thicker skin, if you can't handle the people here, you definitely won't be able to handle the ton of rejection that comes with the territory of real estate sales, and I would just suggest that you put the plane back in the hanger and forget about being a pilot.

Swamp Bug TENNESSEE is a nice place though... we even gots them there internets now...lol...
Seriously, you will have it EXTREMELY hard as an 18 yr old agent. Most people have saved up for years, and this will be the biggest purchase in their lives, so for them to trust an 18 yr old with that responsibility will be tough. Especially when there are 20 agents within a mile that have more years in the business than you have on this planet. HOWEVER, this is not to dishearten you. My advise is that you need to be EXTREMELY intelligent and knowledgeable about your market and how it works. Then you can earn your clients trust and respect.
The road ahead of you will be the longest and hardest journey that you have taken, much harder than getting through high school. In school, Teachers and parents want you to succeed, so they prop you up, and give you constant praise to keep you going. Real Estate will be the exact opposite. You will get beat down by every one you meet. Brokers, Agents, Clients, etc. You just have to absorb it all and learn...learn learn learn... and you will be making big money by the time you turn 30.... for now just keep your head above water, and listen to everyone around you.

As a general rule, you want to meet as many leads as possible to get a real taste of what they are looking for and how to close a deal. In addition, be the expert of your region; this could be the most important thing!

I'd like to offer new agents the following. You are going to see good agents and bad agents. You will meet good brokers and bad brokers. As you learn the tools of your trade take each leson learned and validate it by getting many different points of view. Just because an agent is successful doesn't mean he/she is doing it right. Whenever you have a question about how something should be done, how it is required to be done or if it can't be done, ask other agents, but always seek the advice of your managing broker, your local Board of Realtors staff, and the Real Estate Commission. Read the Commisioner'r Rules, Read your State Statutes regarding Real Estate, take as many classes as you can. Get Zip Forms and practice filling them out. Learn your market. Pick an area you want to market or farm and run comps on them each day (not all of them) but get aquainted with your market data. A good basic Rule for new agents is the Law of substitution. All things being equal a higher priced property will not sell when an identical lower priced proeprty is available. When doing CMAs and BPOs in a declining market sold comps set the ceiling, list comps set the bottom. And if you want to be successfull i nReal Estate Sales, start knocking on doors. The more energy and face to face time you put in with your potential client base, the more successfull/prosperouos you will be.

Your first month will (hopefully) be crammed full of learning such things. Or, if your new agency doesn't offer competence training (and many don't - they just teach you to prospect), you'll have to learn on your own. Which is hard. I'm vehemently opposed to the whole philosophy in our business of Fake it til you Make it, but that's the way new agents are treated in many cases.
Since this thread is about a month old, I'm curious how your first month went! Fill us in!
