We listed our house about 12 days ago and I don't believe our broker has listed the property on MLS yet. As of this time I cannot find the property listing. I have also received notice from another Louisiana R.E. agent that they also cannot find my property listing on the MLS. I understand there is a law that requires the property to be listed on the MLS within 72 hours. I am considering requesting a release from our listing agreement with the current agent, so that I may relist with another agent. We are growing very concerned because, to date, the house has yet to be viewed by a prosp ective buyer. What are our options? Any advice would be appreciated!

It's probably not a law but most MLS's require that listings be entered within a certain time that could be anywhere from 24 hours to 2 weeks; they're all different.

Why not ask you agent when it went in.

If he doesn't give you a satisfactory call the local board of Realtors and ask them.

There are typically modest fines and sanctions for Realtors that do not comply with the rules and regulations.

On some part of your listing agreement it may say what the time frame is.

It's my opinion that not entering the listing within that time frame could be grounds for cancelling the listing.

hi,
Most state do have requirement to list the house in next 48 hours...but you can change teh date to future in other terms. I would call the realtor and ask him what's going on? If he/she does not return the call contact the broker at his/her office. They should have an answer for you.

Does your contract state that it will be in the MLS? The contract might also have a timeframe in it. If your agent is out of contract, I would just obtain proof and look for another agent.

Ritu- its not a state requirement, its a contractual agreement between the various brokers, the MLS, and many times, the local board.
