In all my years of doing BPOs I have never been offered a verbal BPO until today. Can someone tell me what a verbal BPO entails? For the record it was EML that offered it and the fee was $20.

Its a drive by where you simply write a paragraph describing what you think the house is worth and explain any condition issues. You still have to photograph the property, but you do not have pull three list comps and three sold comps. They are not a bad gig, if you have others you are doing in the same area.

I had one (1) of those Verbals last month too. I refused to do it after eml said that it involved putting something "In Writing" . . . . which seems contrary to the word "Verbal" !

Mine was really Commercial and I wrote back:

"Just as a Business Courtesy, I thought I’d let you know that the property located at XXXXXXXXXXXX, XXXXXXX, Vermont is a Commercial Enterprise, consisting of:

"The “former” XXXXXXXXXXXXX Campground on 21 Acres with 41 Campsites, 3 Bedroom Home, Garage, Shed, Pavilion- Recreation-Hall-Office Building, and restroom-bathhouse building. 36 RV sites serviced with water and electricity and 5 tent sites serviced with electricity and water. Drilled Well, Large septic system, Dumping station, 2 Small ponds, Small covered bridge.

"Fourteen (14) of the Acres are in a Deer Conservation Area where any development is prohibited.

"I thought you might benefit from having this information, as IT IS NOT A SIMPLE BPO Assignment for a SINGLE FAMILY RESIDENCE and certainly doesn't lend itself to some kind of VERBAL BPO . . . . Whatever that is !"

I never heard another "Peep". Maybe I did a Verbal BPO without knowing it . . . . and I must of taken some of those "Verbal Photos" too!

So the tourist from New York says, "Lived in Vermont all your life?"

The Vermonter responds, "Not yet"

Thank you; but I'm not a "real" Vermonter . . . . I'm just a Tourist who came here and stuck around to pay their Real Estate Taxes about 33 years ago.
