I have these tenants who agreed to vacate the house right after we open escrow. Now all of them are saying that can't move due to lack of work, the poor buyer is having it. Am the listing agent and cannot do so much since they are rent control protected, but the buyer can do it.

Then the darn appraisal report came up saying that in order to move on the property must be vacant.....I hate moratoriums on Tenant occupancy.

About all you can do is inform the seller that he needs to pony up money to get these people out.

Welcome to federal/state moratoriums and local rent control and let's not forget the cheap [censored] banks who over minimal money in the first place. If they offered these tenants a significant enough money to move -- they take it. I have had no problem when the banks were offering $5K-$8K to get owners and/or tenants out. Then these third party vendors who I will not "bash on this board" started gettign involved with the evictions and started offering $2K-$3K and not many one in L.A. County are going to move for that amount. It is getting tough and tougher to deal with evictions.

Also we have to show up at landlord/tenant court and prove up the judgment or the judgment will not issue the writ of possession so the bank can get possession. Another couple o hours of your time with no pay.
