Many of you I know are strictly residential reo brokers but I figure banks might give you a commercial property every once in awhile not knowing what to do with it.

What I am seeing is many put in residential mls and it doesn't sell as it get's marketed to the wrong people looking for these types of properties.

Years ago I did some residential reo and did not like it as I have always loved commercial. Anyways I am seeing a big void with these banks for brokers who would just specialize in commercial reo. What do you think??

I have contacts local,national,and internationally of developers,principals,investors,equity groups,reit's,corporations,.etc wanting to buy these types of properties.

Generally I see some residential reo agents that just can't market the way I can as they don't do commercial day in and day out.

Also if some of you mainly do commercial that would be awesome to share your experience you have had with that.

I'm currently working with a investment firm that buys the bad commercial crap from FDIC when they shut down a bank. So far So good

I do some Commercial. Not a great deal. Do not have CCIM designation but did take classes and got an "Acredited commercial practicioner" designation. Whoopdeedoo.

I can do the calculations and find that working with (read as adjusting) the Cap Rate I can push for a list price that I think I can get it sold for.

Since the AMs have no idea what they are looking at and I emphisize that they have to look at the numbers more than the Market Analysis due to investors only looking at the numbers for a final decision it usually works.

If I am working with a commercial REO arm of a bank I would be more careful about cap rate numbers as they (SHOULD) understand what they are looking at.
