All loans closed through the Ginnie Mae’s securitization platform must conform to standard FHA guidelines.
Please find Topdot’s hard credit overlays below – there are NO exceptions to the following criteria:
- MINIMUM 560 FICO for DU APPROVED or MANUAL loans
- Must provide income and credit for non-borrowing spouse:
** Husband and wife do not both need to be on the loan but the loan will not be approved unless
income and credit have been provided to the underwriter
** Non-borrowing spouse need not meet minimum FICO
- MAX DTI eligible for consideration is 60
- 3 year seasoning on foreclosure on ANY property
- 2 year seasoning on BK with excellent re-established credit
