Maybe banks dont care but I am pretty sure QC persond don't know when you are or not. What do you think????

No. What would be the reason? I got certified and have damn near forgotten about it. The BPO should contain info for the client to benefit from...they do not benefit from that. Anwer the questions, provide the info, submit the order and move on.

Another thought, if your reasoning is to "message" the QC peron, do you really think they will treat you or your order differently if that is on there? It will probably annoy them. Whjen they have an issue, it is not personal....do not take it as such. The NABPOP certification is good info. It may help you do a better BPO, not certain. But it really means very little to anybody.

Thanks for all the responses.
Now in order to do a better job I am adding to all comps sold comments $/SqFT= X and also adding the absorption rate for the area with the Fannie Mae 1004 report from the MLS.
What do you think????

Provide the information that is requested. Add nothing unless it adds to the reader's knowledge and understanding of your market. Adding a line that you are "cetified" by NABPOP or any other organization will not add to your credibility.

But you could add it to every Daily WIP Report, WSR, MMR, and of course, any Request for an Extension. They will like that; especially the "cetified" part! After all, who's going to toot your horn if you don't?

If your intent is to tell QC that you know more than they do so they shouldn't be asking questions about your work, I think you should change your attitude. They aren't there to pick apart your work and waste your time. Hopefully, they are there for the same reason we are and that is to provide a quality report to the client. Asking you to clarify something helps them do that. For me, it tells me where I need to make more comments in the future so I don't waste time later.

If you guys have problems getting QC'd the best advise I could give is to provide an outline of how you determined your value that is clear and concise. If they have a simple way to understand how you came up with your value, they are less likely to throw it back. The best ones usually start with 'My value was based on __ cost per sq ft which is the average of the area based on the most recent sell I was able to find. I made the following adjustments in my final value for ____, ____, and ___, and therefore I have arrived at my value.

I have been using the average cost per sq ft lately and it seems to be very effective for drive bys...not so with some interiors...

What do you think???? The only other "additional" info I might want to provide is the MLS numbers of the comps used in your report. It serves two purposes. One it gives the lender a refrence number if they want to "investigate" the comparable vs. the subject. Second, it might go to show that the comp really exits, and that it wasn't made up. Don't laugh, its been done.

Huh? a FNMA 1004 is a full appraisal report completed by a state licensed appraiser. Where did the 1004 appraisal come from, and why are you including or referencing it with your BPO?

I think the op is referring to the 1004 MC form data that some MLS systems provde. It gives the listing to sale ratio and some other data. It is intended to be used for appraisals, not bpo's.

Provide the info, answer the questions..if QCed respond promptly with the info they are after..don't take it personal. Why give them a bunch of stuff they are not after? Answer the questions, submit. Move on to the next one.
