Can someone help me with a digital signature needed for the new Landsafe/BofA Inspection Port BPOS I have created one, then had to convert in from PNG to JPEG and the now are giving me the error "The supplied token is no longer valid: f6fe3258-ba73-42f6-9835-c5e98a1a608b" I have no clue what this means. I'd appreciate any help. Thanks! ;-)

Sign your name on a sheet of paper then scan and label it Landsafe signature to your documents in pdf format.

BTW, there is an extra long and informative thread on this subject in the private forum set up for licensed agents only. You may want to contact admin to join that private group.

Sign your name on a piece of paper, and then take a picture of that signature. Viola!!!! An automatic JPEG of what they deem acceptable.

Thanks Cali & Brad, I got it. I had one for another provider but it was in the wrong format. I actually did take a photo and that worked better than the one I spent time creating. ;)

Actually, I am not an new agent that was just added. I have worked with Countrywide/BofA/Landsafe for many,many years. When BofA started Inspection Port and assigning BPOs again in TX. several months back I didn't get the IP account right away, but NO I am not a new agent. In fact; they are not adding new agents to the system, at least not in my area. The way I look at it, if they dry up everyone will just move on to something else. The same way they did when they came to a sudden and complete hault in most states back in Feb. It's all good!

December was fairly busy for me as well. I'm taking it one day at a time, that's all you can do, and stay positive.

Got an Interior from PCV today. It's been several months since I got a Bpo from them. Good news is that I can walk to it in 2 minutes. Bad news is it's a 3-family.

I thought threee families were bad but got a worse one last week. This is for a company that does reo and I do every BPO they send cuz I want to list for them. This one was two duplexes on one lot. So the room count came up to 12 bedrooms, 4 full baths and 2 half baths, with a total sq ft of 6500. I had to call the auditor's office to figure out what was going on. Not a comp to be found anywhere. So I called the AM and she called the client. The client said to send it to a commercial agent - not what I thought they would do - but by not attempting to do it, I get to keep my good record with them. I feel bad for the agent that got it - not sure how they are gonna pull comps out of thin air.

I wish I didn't take it. Got in today. Clean out crew was there.
The place is a mess. One bathroom sink missing. Ceiling sheet rock missing in some rooms. Some carpeting messed up.
Though the clean out crew was happy, they found some car parts outside that had some value I heard them say.

Oh and I forgot what a pain their form is. All comps must have GLA with 750 sq ft of subject. This house has 3690GLA. Not gonna happen. Plus now they want a CMA uploaded. Tempted to cancell order, but will finish somehow since I already have photos.

January is slow so far. I hope it picks up.
