Anyone receiving orders this week? I got one yesterday, none today. My tier rating is still the same but not sure why its so slow. Four so far here, slow. Last week was decent @ 20

Yeah I hear you there BPOMaster, I've had three orders this week and two were custom homes on 1+ acres with little to no comparables. I'm definately missing the days of old with Landsafe. I have an attorney who does loan modifications that I'm doing 3-4 bpos a week for $100 a piece. Going to start going into attorney offices here soon to farm more orders.

Crazy enough, most of the orders sent to me in the past two days I have completed in the past five days and had to decline them. Not sure if that's a shortage of agents in the system in my area or the system has no discretion at all. Seems odd I would see all my same orders back. Cost me declines, costs my score.

EML has maxed me out 3 days in a row......that's a first. Most of these puppies are interiors.......If they keep this up, I'll be placing a 25lb bird on the table at Thanksgiving.

They have been keeping me maxed out as well Candy. The access issues are off the hook though. Most of these are tenant occupied short sales. Of course, the listing agent will not assist you with access, but they will spend a good amount of time telling you contract amounts, selling woes, etc. I love calling a tenant, asking thhem if I can come take pics, gaining their trust, etc....the listing agent usually has established a relationship of some sort and could help the process by greasing the skids.....I have at least nine interiors that I have tenants in, two with owners and a few exteriors....not seeing many vacant interiors these days.

The occupants don't know me from a bale of hay. I insist that the listing agent make contact first and try and set the appointment. If nothing else, I have the listing agent call their client and make them aware that I will be calling. If the LA refuse's to cooperate, I inform them I will be sending the order back to the mill stating "POC refuses to make contact". I then inform them it will go back into the system and it might be another 3 or 4 weeks before the order will be reassigned. This works quite well if the subject is a short sale and under contract. The local agents know me well and know I don't play games........Out of area agents are a pita. Almost every order, the agent tends to play me....

I went on vacation for a week an a half and when I got back I didn't get one order. I contacted Landsafe and they told me that I was active, but it was really slow right now. Well it has been a week and still no orders...I don't understand it I was getting orders up until the day I left for vacation...now nothing!! They say my score is fine...so what is going on? Just checking to see if it is the same for everyone?

Slower than normal here, but not dead. "Neighborhood Boundaries Definition". streets like SMG said, but could also be rivers or military bases or other large land hogs like an amusement park or industrial park. Basically draw an imaginary shape around the area of your selected comps--use existing geograpghy, roads, improvments to make the shape--then describe it. You can't go wrong. Don't limit the area to the subdivision unless you get all you can get all comps from there. If you stray out of your defined boundaries, they will question you. So define the neighborhood as a space large enough to encompass your comps. Obviously though, your aim to make it as small of an area as possible. Just don't limit yourself if there is not enough data close in.
