Has this ever happend to you? This is the wingnut the that dragged out the eviction for a year and a half. He keeps returning to the REO which is now under contract. He posts notes like he's still fighting the bank for possession even though the sherrif evicted him in May.

His latest kick is putting a padlock on the outside of the cellar door. No match for my trusty bolt cutters though. And I cut through the handle so he can't lock them together now.

That was the last straw. After warning him once already, I finally filed a complain with the cops to have him arrested for tresspassing yesterday. The guy is relentless.

I had a guy who was finally thrown out by the code enforcement people for steeling power. He came back a stole all the copper out of the house. He was a tree trimmer and kept dumping loads of tree trimmings in the yard that was a huge problem. The city kept ticketing the property for clutter. I'd have it cleaned up and he would dump more stuff. This went on for four months. I couldn't sell this overpriced lising so the AM transferred the listing to some other lucky agent.

Trail cameras. You put them on a tree and they are motion activated. Pictures can fix almost anything these days.

The farm next to my place was foreclosed on and the owner evicted. He still drives past. Calls the EPA and reports all the hazardous stuff he buried there over the last 40 years. Part of the farm is still for sale. When I get asked what it includes I say it includes the former owner even if you don't want him.

Former owners are interesting but what about neighbors that turn the property into their own personal dump and parking lot? I went to do a occ check on a new property last week and parked in the driveway was a well cared for Swift semi truck - no trailer and not four inches from the left side of the house - no driveway was a wonderful boat. The truck is gone now - property is vacant - I am so tempted to knock on the neighbor's door and ask if they know who owns the boat - tell them the Dept of VA has ordered it towed - how long do you think it would take for the boat to be moved??? If I had a hitch on my truck - I would be tempted to hook it up!! Oh and the back yard? The neighbors have been dumping all their tree trimmings in the back yard - a pile that is at least 5 feet high!!! Man - it just makes my jaw drop the stuff people do.

I believe that I had a former owner who rented, for first and last month's rent in cash only, the vacant property--not once, but twice. Both times, the "renters" had to be evicted with subsequent trash-outs and rekeys. I could not prove that it was the former owner; but the renters' descriptions sure did resemble him, and the names and contact info they gave for him were bogus.

Before the property was finally ready to market, the bank put it in a bulk sale; and it was assigned to a different agent.

I have a former occupant who is across the street from the house most times when I go there. She is good friends with the neighbors and visits often I guess. she hasn't caused any trouble, but every time I see her, she says she is going to buy the house.... as soon as she gets her credit together.. oookayy

Funny thing is, this is the flea infested house that I have been complaining about in my other posts and at the trashout there were dog feces on the floor. If I were her, I'd be embarassed to talk to the agent that had to get that mess cleaned out.

Some idiot stole the lockbox off my REO the other day, just as the appraiser was set to get in.

I wonder who coulda done that? The guy is relentless.

wow, i thought it was weird when one of my listings had the former owner move back on the property living in an RV...

i get alot of crazy owners at auctions I go to... mostly that the auction is some kind of mistake and that they already cleared things up with the bank. They call the police all the time.

Send him a bill. Wait 30 days then take him to small claims court. Those lock boxes aren't cheap.

I know someone that listed a REO that was formerly owned by a locksmith. The guy kept going back and changing the locks. I guess he thought it would screw up the resale.

I just did a bpo on a short sale. In the broker remarks it states" owner is taking all appliances, and all built-ins, and all lighting fixtures" well, at least the agent was nice enough to inform.
