I will be acting as the tenant rep for a guy interested in leasing a 30,000 SF Circuit City space for 30 days.
I've never done a short term commercial lease, and not sure how to structure a commission on such a short term lease.

I imagine this wont be a money maker so won't be spending much time on it, but just want to make sure I do it right.
Any advice or prior experience that can be shared is appreciated.

Are they renting it for an event or something??

Sounds like the landlord wouldn't even entertain such an offer for a short time period. Sounds like it would be a straight percentage of a one time payment to use the premises.

We have had some circuit cities around here turned into fitness clubs.

It's a clearance event for a retailer. And yes, the LL will allow it. The idea is the same for the Halloween stores...they take the space as is for a couple of months...and the rent they pay to the LL helps offset some of the expenses that the LL would otherwise have to pay out of his own pocket.

I would negotiate a flat fee with the buyer that if not paid by seller they will still pay $xxx for your time. Hell I was taken care of on a deal that was done for $0 rent.

Matt - This is already a done deal - but I got paid by my client rather than from the LL. Also, it was actually for a lease, and not a sale. We ended up leasing a vacant Toys R Us space, instead of the Circut space.
