There's no substitute for local data provided by a local real estate professional. Out of curiosity, I have been checking some of my recent orders with eppraisal.com. Sometimes it's been pretty good, sometimes not so good. I guess it depends upon where they get their information. One yesterday had double the actual square feet of a particular home. I think I know where that data came from...one of my MLS uses a service that doubles the info...double the square feet, double the bedrooms, double the bathrooms. I sure hope that MLS discontinues using the service from wherever they get it!

I'll go with eappraisal.com. It's online valuation help me in my transactions. Never go wrong with it.
