Would be a great idea for a new real estate reality show on TV.

Have these people interested in a listing. Tell the agent (who also owns the house). Said they wanted to see the house again, in a few days. They'd come sooner but because of the seller's situation with the house, they could not take a second look when they wanted...anyway, they're ready to make an offer on the house...which they probably will do after they see the house for the second time, just to make sure...they have an appt. scheduled.

Realtor calls me to make sure they're coming on the appointed day,. Yes, as far as I know at this point in time, yes.

Then the next day he calls and says "You know what, if they still want to buy the house they can but I just rented it for a year. They'll have to honor the lease for a year."

Well that isn't going to work, they want it as a vacation home right away.

crazy

I ask...what the #$%& is wrong with this guy?

I guess he figured a bird in the hand. Would have been nice to at least mention to you that he had a rental prospect.

Sounds like the property he owned he was distressed and cash strapped and the immediate cash from the rental with downpayment was more alluring then the CHANCE your buyer was presenting an offer. Basically he was a seller trying to get quick cash anyway he can.

Sigh...One of my clients is taking out newspaper ads all over the state to try and rent his house WHILE we have it listed to sell. It seems he is not going to be able to pay Sept.'s house note! This would have been nice to know when we listed two weeks back.

For the record I did ask if his mort was up to date during the listing presentation. He said, sure no problems there. My broker is going to be happy!

He told me that he had another OFFER on the property. He told me he'd be willing to wait on that offer until my buyers were able to see it and make an offer as well.

He could have just been very up front from the very beginning and say "Listen, I am thinking about renting it instead of selling it..." rather than string us along like this. My buyers have contacted their mortgage person already and everything. I'm pretty peeved.

Perhaps the seller/landlord is psychic and saw how the deal was going to end and decided he would go ahead and pass on the potential offer. The deal resulted in a bloddy shootout and the visions were so brutal he passed.

I don't like the sound of his vision. I'd send that buyer packing. Tell them to get out of town and never return!

What makes this a good idea for a reality show?? Its realestate sales get over it! We all need to deal with these jerks and if you were a bit more attentive you probably would have seen it coming.

Why would the agent jump the bandwagon to lease vs sell and not tell you??? Maybe the problem was you and your reputation?????

That's pretty harsh. Why so crass? Just move on to the next thread if you are so irked. If your going to be contentious, you could try and add something substanitive to the discussion.

Um, maybe because the listing agent should've shown a bit of professional courtesy, and not let Perky or her clients waste their time??? This would be a *great* idea for a reality show, the flipside of working with agents who aren't so great.

Maybe the listing agent could have posted in the comments, property is for lease as well. Owner will honor first acceptable lease or purchase offer.

My point remains. Why would the agent jump ship knowing you were bringing an offer? I saw this happen to an agent recently as well and the agent was a sub par agent. The listing agent just did not care about "The coming offer" and took it like the old saying "Checks in the mail". Because the agent bringing the offer had a crappy way of doing business and was a slacker.

So why did this agent pull this "trick" on you? If the home was for sale and you were "bringing an offer"?

I just find it funny

What struck the nerve, to use your terminology, was your insult in your first post. It was uncalled for and was like I said - a cheap shot. However, Apology accepted.

I have my own theory on what caused this sudden change in plans to lease the property - and it has nothing to do with reputations, mine or the other agent's.

Even in your example, the listing agent didn't care. Agents sometimes do things that don't make sense, especially when they're the desperate owner. If the listing agent knew there was a possibility the property would be rented, they should've told the buyer's agent, and save everyone precious time. It shouldn't be that hard to understand, really.

Like I said before it looks like it was all about the QUICK CASH to solve a problem.

Sellers solve their problems many different ways. Just because one way is (selling) does not mean they will go that way.

Maybe the seller felt it was better to rent now and sell later when the market has recovered more.

It could be a hundred different reasons.

It seems like you think the listing agent made this decision based on hypothetical emotion based on a supposed reputation, when most likely, the seller made the decision to lease the house rather than sell (very likely immune from any knowledge of who the buyer's agent was)?

You indicate you have struck a nerve with other posters. I think this is so. Just a different nerve than you might be thinking.

It's possible that the owner was working the renting angle and selling angle simultaneously, thinking that revealing one side to the other might scare both away.

If you have to deal with that guy again, I'm sure you'll take what he says with a jar of salt.

Who knows? Is there any chance he had them sign aresidential lease agreement with Lease to Purchase option?
I am seeing more and more of these pop up every day. It sounds like if could be inline with his mentality, that is getting more than market rent and keeping the extra money should they somehow not be able to buy his home down the road...
I don't know, I'm just thinking!

Well I'll toss in a comment along the lines of tricks:

The most I was tricked was when I first started in real estate and I used to (emphasis on "used to") meet with buyers who phoned me saying they wanted to get into a property (not my listing) right away. I'd ask if they were represented by an agent and sure enough they would say "no." Being so eager, I would rush out to meet a potential buyer.

Then they show up at the property along with other family members and eventually it is revealed that the "cousin" or "brother" or "father" in the group is an agent from out of the area and yes he or she is "their" agent. The agent was just scamming for a way into the place because the agent didn't have local key access. Schmucks.

Less annoying, but still bothersome.....I can't stand it when other family members come along for a showing at all. It is always a red flag to move on to a more profitable task. This is not back to school shopping for new shoes or back packs. I see other family members and I end up talking with them more than the buyers and never really know who is making the decisions. They are always the experts on everything (including home inspection and job of listing agent and negotiating with the seller and why the seller is so lucky they even are thinking of buying this house.)

Ive said it before. This situation can not be avoided. Some of my best sources of referals are from parents and family members who tagged along. Once you know there will be tag a longs its best to schedule showings around everybodies schedule to avoid multiple showings.
