I got QC'd once. My old business partner wanted to help with bpos (she was home with a new baby). I got Qc'd and thought WTF, so I look at the order and find out my dog does better work than she did. I fired her. Rookie mistake, trusting someone.

Zero Lot Line is a SFR, Townhome is usually a condo or co-op. If you are using two story zero lot lines as comps you should be okay. Just be consistent in how you describe them.

tbtrackstar.........if your calling me a rookie I find that pretty harsh! I'm not a rookie and have been doing BPO's for 4 yrs.

Finally, after RRR reviewing MLS sheets and comps they agreed that this is a townhome.

Not sure about other areas but here in Broward county tax rolls have many mistakes on them.

I don't think they were calling you a rookie...I think there were just telling you about an experience they had once \:\)
Glad you got it worked out with RRR.

I do BPOs on these all the time, as they are pretty common in the beach communities where land value is so high. The tax roles call them SFR and this description is correct if they own their own land (which they usually do). They are just "Attached" SFRs, commonly known as a TWIN HOMES and should be explained in the comment section of the subject and only Twin Home comps should be used.

I am surprised that RRR let you change the property type on this if the tax role showed it as SFR. Many Realtors do not know how to catagorize these, so they put them in the MLS as townhomes simply because they have a common wall.

I just did an interior on a prop the bank has appearantly already has taken back. My POC was another broker. I researched the broker and it appears he does not have any REO listings. So, when I contacted him I asked, " when did you get this listing" or something about him listing the prop. He said, "oh I decided not to take the listing." He said the commission was to low and he had to fill out a ton of forms. So, I am trying to figure out if I do have any chance of listing this prop. Of course the broker could be flat out lying to me; who knows what his motivations are. Is it more likely I am the so called "agent b" on this prop? Any ideas on this situation? Should I contact RRR and start gunning for the listing?

MArealtor - I believe you may need to be signed up with their sister company to be considered for the listing.

I got an email today for an exterior for $40....what's up with this?......took me a few months to get them to pay $50.....I did the first few for the lower fee when I started to show them I do quality work and short turn time......then we went to $50...ya get what you pay for...The past few weeks have been slow but I'm not that hungry. I read in some earlier posts agents doing them for $20 to $29.....WHEN COWS FLY....

I have had the last 5 orders failed and sent back. They sent out orders with the most "un-compable" homes and then fail the order in QC. I have done thousands of orders for different companies and this company takes the prize for being totally impossible to satisfy. What I don't like is that the order requirements can't be met so, I chose the best comps available and comment about the comps YET they send it back anyways. They don't understnd "rural area" "few sale", "distance extended due to few sales."

I never got much sent back from them, thought they were one of the easiest. But all of a sudden, I do not hear from them. They used to send me tons of stuff and in the last month or so they will call with one or two remote BPOs that I am just passing on...I asked them why and they said my rating is high, blah blah. Sounds as if the QC fols may have gotten a bit tougher...

I got sick and tired of them, just too many issues with them, and too low pay. So, you're not alone; there are many good companies with real human touch regarding QC questions, extensions, etc.
