I agree with cjmj. Unless it's the whole system, just tell what parts were replaced. Brevity is fine, but clarity and accuracy come first.

I accepted a rush order from them due tomorrow, early afternoon.

In the meantime, I think I've come down with the mumps. I'm talking, I was fine one minute and the right side of my neck started swelling up the next. Now, it looks like I have no jaw; it's that bad.

I pulled the form to see how bad this one is going to be, and I noticed that it only has the link for one sold comp and one competitive listing.

Can I assume that this is correct and not a glitch on their part - that they're only asking for one comp of each?

It's too late for me to call. Anyone else gotten a form like this before?

I've never gotten that easy of a form from anyone, much less them. This is a first for me.

Their form only has the link for one of each until you save the first one, then it opens up the second then it opens up the third. You will have to provide three of each.

For some reason I was remembering links under each individual section.

Couldn't get a photo of the house. Long, narrow gravel "road" and most houses didn't have numbers. I couldn't even get down part of the road - I would have needed an off road type vehicle. There was no way of knowing which houses was #12. (Usually there is an old photo in MLS to find it but there was no MLS history)

I did the BPO based on public tax records. I gave photos of the street, mailboxes which were on the main road and lengthy explanation as to why there was no house photo.

RRR just called and asked if I could knock on doors on the street to find out which one was #12. Huh! What if I knocked on #12!! and what would I tell the neighbors anyway. I said this wasn't part of an exterior "drive by" BPO.

What would you have done?

I would have cancelled the order. You have to draw the line somewhere. I do not like doing interiors at all because I do not want to deal with the borrowers unless "there is something in it for me." Either a decent fee ($75 or better) or a potential REO listing. These companies are really pushing the envelope and if you do the knocking on the doors, you are allowing them to keep pushing for something else.

I often have to resort to tax maps. After identifying the parcel from the tax records I then look it up on the maps and find the distance from some landmark (often a road intersection) based on the total frontage of the other lots between the landmark and the subject. Every tenth of a mile on my car's trip odometer measures off another 528 feet, that's true for your car too! ;\)

I would have notified the BPO company first to see how to proceed rather than just complete the order and explain why there is no pic of the house.

I got an order for a drive by from RRR First time since I registered I had received anything from them. It was a rush over the weekend. I go to take the photos and the house is about 2 miles from any other houses on a dead end road. (rural) Had to turn around in the driveway of the house. As I go to get my photo someone comes to the door and looks hot. Then they reached behind the door for something. My thoughts were a gun since were out in the country. Anyways I didnt stick around to get the photo. I called them and explained this to them in a message since it was on the weekend. They never called me back until after it was due and then had the nerve to ask so your not going to complete it. There are other agents in the area that seem to be getting most of the easy bpo's so I figured someone else had tried this one and got the same results I did as it was a rush, and Id never gotten anything from this company before.

Glad most of you agree...it did end up going through without the photo.

I'm not sure what difference it would have made if I called them first. I assume they would have told me to knock on doors and I wasn't about to do that. I went to the property, came home,did the BPO in an hour, and submitted (a day early). I guess if they had re-assigned instead of accepting it,I might have lost the fee after taking the time to do the BPO.

Mr.Foreclosure, that sure is creative but must be time consuming. I think if I had to go through tax maps, locate the parcel, and figure out a landmark on an "often" basis, I wouldn't be doing BPO's!

Most RRR orders are NOT distress property related... they are HELLO and that type where the owner is requesting money and will be more than happy to help you.

Call RRR and find out what the order is for and then make your call.

Every BPO order you get is not one that will automatically have you face to face with an irate owner.

I hope you guys are having more luck with the "call RRReview" route than I am. I can't get anyone I can understand! I had one last week that I couldn't get in to do the interior, as the agent kept telling RRReview that there was a lock box, and there was none. I could NOT get the rep to understand what I was saying. He just kept spouting (in very broken English) "The agent says the code is 123". Great....now I have the CODE, if I only had the LOCKBOX! :rolleyes:

Usually when my orders say to call if vacant, no tax records, or whatever, I call...and they say to go ahead a do it anyways and just estimate if you have to. I don't understand why they say to call.
