This is the first time I've seen this on an interior. This is a single family home, fyi.

I just got an interior order from RRR and it's asking for photos of "All mechanicals in the subject property"

What in the world is a mechanical?

No "mechanicals" is a real estate/construction term for the machines that run the house. Electrical, HVAC and water heater. When taking pictures of the electrical box, it is a good idea to open the door so they can determine if there are breakers or fuses.

I completed my first interior with RRR this weekend. I took pictures of the HVAC, hot water, AC, circuit breaker panel, exterior meters, etc.

We always use the term "mechanicals" here. Many MLS comments say things like "updated mechanicals" meaning HVAC, electrical, water heater, etc.

Not weird at all. Very basic construction term for plumbing, electric, furnace lumped into one word.

It's not like they want a picture of every inch of plumbing, or anything. I take a picture of the furnace, water heater, breaker/fuse box and note if they look broken or rusty, or recently replaced, and any bare wires. Then I find the septic tank outside to make sure it isn't collapsed. Then i shoot the unde the sinks, the toilets and appliances...you can usually tell if they're in need of replacement....Then I ponder for a while and think to myself, "hey this is a pretty cool house", or "man, this place is a dump", whichever applies..... \:D

So it wouldn't be correct to say HVAC new in 2005, if the furnace and AC were replaced, but not the ductwork? Just pondering...

I can't think of a reason ductwork would have to be replaced unless it was flooded, rusted through or missing. Contractors that install furnaces, AC and duct work are referred as HVAC installers. I guess to be completely accurate one would say furnace and AC new in 2005 rather than HVAC new in 2005.
