hello i am a new agent and i would like to approach builder at a local construction site where a big new neighbourhood is being built. any suggestions as to how i would do that thanks in advance.
well i was hoping that i could sell houses that he built or if not maybe he could recommend some other builder that is looking for agents to sell their homes...
Just go up to him, say "Hi, I'l Aljosa and I would like to sell your homes for you." "I'm new so I can devote all my time to your homes and I'll do you a great job."
He may say no; he may say yes. You'll never know until you ask.

Here is what one builder is looking for in a "sales person". It might give you ideas of how to approach a builder and what services you can provide for them.
Position: New Home Counselor Position Duties: Critical Path to Sales: Greet and establish rapport with all visitors that enter the model home Perform model demonstrations highlighting various features that meet the customers needs Complete contracts and related paperwork expeditiously and obtain necessary approvals Obtain all information necessary to complete registration cards Delegate dissemination of sales literature and other information to administrative support staff
Prospects: Maintain a system of prospect registration cards by various categories and follow up in a timely manner Initiate telephone and written correspondence as a follow-up with prospects using various sales tools provided by the Company Review and follow up on all prospect cards regularly Seek referrals from current and closed customers
Servicing the Sale: Ensure customer expectations have been met through the process from contract signing to closing Assist customers to select appropriate options and complete all subsequent change orders Set appointments for new home orientations and walk-throughs Monitor and collect any additional deposits or earnest monies due Handle and address homeowner concerns during the construction process Monitor loan approval and escrow processes Monitor status of contingencies and submit a Contingency Form to Management as needed
Realtor Relations: Maintain documentation of all realtor traffic and submit a Realtor Activity Report detailing all realtor contacts Plan the required number of realtor functions each month and maintain active contact with them by providing up-to-date inventory information
Competitive Shopping: Maintain awareness of the competition along with their strengths and weaknesses and any special promotions they may be offering Maintain a competition notebook noting pricing, floor plans and features Prepare competition reports to management on a regular basis Prepare Lost Prospects Report showing sales lost to a competitor and reason for customer decision
Model/Sales Center and Community Management: Oversee community appearance and perform model/sales center opening and closing duties Make daily walkthroughs of the models to ensure they are clean and orderly Maintain an adequate and ready to use supply of all brochures and other materials; reorder well in advance Other:
