How do you qualify your clients? Some of the clients may just insist on their specifcation which could not be matched by any property on listing. It may be worth to show them more properties to "educate" them and lead them to expect more realistically. Business could be done in this case. However, some of them would just stick to their requirement and no business is done. A lot of time is wasted in the process of "education" with positive result. How to say goodbye to those "unrealistic clients" early? And how to identify those who have the potential to be "educated"?

Remember when you visit a store to either buy something or "just look"?

When you're serious about buying you want all the help you can get and are willing to cooperate with salesperson so they can assist you.

When you're "just looking", you don't want help.

I recommend to all my buyer clients they contact a lender right away to get pre-approved for a loan before we go looking at anything.

I agree with Jim. If they are too "lazy" to meet with a lender, they are not serious and are probably wasting your time.
