Something a local agent can do for you so you don't miss new listings is set you up on automated emails. They take the criteria you want to use, save a search on the mls for you and you will receive new listings in your email the day they come on the market if the agent sets it up properly.

That is the only way to not miss out.

In terms of listing, they are all pretty much the same because all those sites are just pulling data from MLS data base. The difference is their business model. For instance, Redfin makes money by using discount model, Movoto makes money by referral fees. In general, if you want a pre-selected good agents, Movoto does a better job. For general real estate information, they are all pretty good. Zillow, Movoto, Trulia, Redfin, etc

In our MLS in TX we have this option and an agent could set a automatic gateway for you directly from MLS.

Hi Cineworks,

When I want to look for condos and apartments in Boston and nearby I use www.Lrgboston.com as their site is fast and shows all the current listings. The Home page of the site has great tools that lets me put in my budget and show me properties that suit my lifestyle. The site also shows the pictures of all the current listings in areas including Boston, Chestnut Hill, Back Bay and many more.

99% of the listings are in MLS, 90% of them goes to Realtor.com, in Zillow and Trulia you will find less than 80%. I would suggest to hire a local agent that will be sending everything new on the market. Good luck!

I agree with Viktor. Here in WA most every listing opts in to the IDX (which syndicates the listings out to various sites), but there are SOME that do not... It doesn't cost a buyer anything to work with an agent (at least not around here) - if you have a good one it's almost effortless for the buyer.

I found a site that seems to be very useful for me(for Utah Ara Only). I used this site to updates all the new home listings, recent foreclosure properties, short sales, starter homes and luxury homes. This site do have an individual landing pages for each cities and home type http://www.northernutahhomesearch.com

My only qualms with sites such as zillow and trulia are it's cost to me in order to market my listings. However, as the OP mentions, they may be older listings that may no longer be on the market.

I've been keeping track of some sites that appear to be organic listings and not syndicated so I'll update you on those in a few days/weeks

Listingbook was given to you by and agent, and it takes the listings directly from the MLS. It should be very complete. But if you are not communication with the agent who set you up with it, she might turn it off.

You can sign up for ZipRealty.com, and get a steady stream of new listing to your email. The agents there usually don't even bother to contact you. You will just get access to their site for nothing. Their listings come directly from the local MLS.
