Oh. Are you referring to that toothless tiger called Agent Visual Inspection? LOL. Who knows when Froy runs through the home for a quick minute. Our California form is no biggie. The list is bigger with what we DON'T look at versus we do. Run through. Jot down a few imperfections, then run out. What's the big deal? Make buyer get a home inspection!

i spoke with Dirk Zeller just other day and we were talking about this post. he assured me that Froy is a very real person and that he totally does sell the number of homes that the legend states.

I bet the guy's real name is hidden in the "Froy Candelario" somewhere -- like a jumble!

I guess if I were doing that volume, I wouldn't want a bunch of e-mail from tongue-wagging students, etc.
Seems like a savvy surfer could research the #1 agent in SoCal and figure out who it is...

Actually, I talked to a friend who sells in Arizona and I know has worked with Froy. This is kind of cool: when the Arizona market was going up he started to prospect for apt building owners who wanted to sell. He then found the buyer here in CA and sold him those apt buildings. He had an AZ agent do paperwork. He always HAD to double end the deals.

Ok After being in this same conversation about Froy Candelario for years and me not saying anything just I feel I need to break my silence about Froy. I met Froy about nine years ago at a Mike Ferry Superstar retreat. I was new in the business and I had heard that I should do whatever it takes to be at this Seminar. So I counted my pennies and went out to Palm Desert in the middle of july for the seminar. When I arrived I was very exited to see that the who's who of realtors was in attendance. I remember Being 22 years old and just being so exited to be there surrounded by all these stars as I perceived at the time. The person who became my hero that day was definitely Froy Candelario. The guys story is amazing, he grow up in a cave in Mexico lived in poverty that few of us can even imagine. He left Mexico absolutely broke and when he got to the US jumped on a moving train and lost his friend because he's friend got mangled underneath the train. I was convinced that I had found my hero. Mike Ferry spoke very highly of Froy from the stage. I thought this guy is awesome. This went on and on for a few years going to these events. One year a few years back I though I have to go shadow Froy and see what he does all day so I can model him and do the same. So I paid the $500.00 i think to have the privilege of hanging out with Froy for a few hours. Every went great that day He talked to a lot of people and he would just say do you want to sell your house and if they said anything remotely to a yes he would just say ok I'll have an offer for your house later. When I asked him if he's going back to list the house he would say he already has a buyer for it this went on for a few hours, then at about 3pm he said that was the end and that I had to leave because now he was going to meet with his buyers and send them to look at the houses from earlier that day and that I couldn't be there for that. So I left that day and feeling a little disappointed at at the same time I think I still wanted to believe that he was real(remember he was my hero) so that was that.A few months later I began asking title reps in the area if they had ever heard of Froy and not one of they every heard of him actually doing business, beside what people hear and forums and Mike Ferry seminars. I ended meeting with a regional director of one of the biggest title companies in the Los Angeles areas and we started talking about Froy which he jokingly referred to as Fraud. He told me some thing that made a lot of sense to me he said that if an agent is making over $200,000 in commissions they are all over them they have a list of the top producers in the area and go after them aggressively, I was still hoping froy was real and told this executive that the reason They don't see all his sales is because they doesn't belong to the MLS because he double ends every single one of his listings. He looked at me and said don't be naive every one uses title I don't care who they are everyone has to use title. What he told me really made sense to me he said if there's a guy making $20,000,000 in commissions every single title company in the country will be all over this guy and the truth is no title company as far as I knows who this guy is. Thats not including all the vendors like escrow, home protection companies etc. not one vendor in Froys area has every heard of him. So you tell me do you actually belive this guy is making $20,000,000 a year. I don't know maybe? I seriously doubt it. I think as people we want to believe especially during these times so I'm sure I'll have Mike Ferry followers criticize me saying that I'm lying or something. I'll tell you who the real top producers in the industry are. Dolly Lenz fron Manhattan who sold over $748,000,000 in a single year and John Mcmonigle from Newport Beach who regularly sells over $500,000,000 a year in real estate. Look the up there numbers are real. A lot more than Froy.

My hunch is that Froy Candelario is just a guy being paid to be a marketing tool for the Mike Ferry organization. He probably once did a great business, but now his accomplishments have become exaggerated beyond reality. If someone can back up the the outrageous claims about him double-ending every one of hundreds and hundreds and hundreds of yearly deals with some 1099s and tax returns for Froy, then I'll believe it. The fact he is not a broker and has an expired salesperson license according to the CA DRE website, will still probably not dim his zealot worshippers. I suppose his fans will contend that all of his deals are not closed at escrow or title companies and not publicly recorded at the insistence of both the buyers and sellers that he mutually represented.

If Candelario is not legally closing the volume of business that is being represented, then any exaggerated claims and representations are fraudulent inducements to get people to pay money to be coached on how to be "like Froy."

This thread is like cancer, but mildly entertaining. Occasionally it goes into remission, and seems to die for a while but then it's revived again. If it were deleted, then we'd have more popping up in its place. LOL

I cannot believe you would compare Troy to Cancer??? Troy is a great guy. He comes around to wax my car every now and then. Everytime he cleans up my car, I give him a Real Estate Selling Tip. smile BigC

I don't believe Mike Ferry is the one holding Froy up... I don't believe he does that much business either.

Thing is Mike Ferry has plenty of real, verifiable, superstars to endorse him. A story like Froy will only hurt him. It does seem like the Froy story is BS.

I agree lets put Froy in the archives and leave him there. Please!!!

I spent an entire week once trying to find real evidence such as a title company in his supposed territory, agents that farmed said territory and were aware of all title changes or possession changes, investors who dealt in the area, mortgage brokers, etc. No evidence of a single deal.

And if anyone is sucker enough to pay someone $250/hr to watch someone door knock with just a do you want to sell approach and then get dumped, just give me a call and I'll do as many hours as you want before dumping you, of course I assume it is pay upfront and no refunds.

Don't even need a license, any one who just crossed the border could do it, just selling training and declare no intent to act as an agent, but as a principle.

Can't say much for his honesty if your paying him to shadow him for a day and then he dumps you after a few hours, I think he would have discovered my left hook and my right uppercut if I didn't get a refund.

My trip paid off however because I found out about a couple doing very large volume and their foundation was based on door to door. Was able to find a few of their clients, get info, and then start using their approach adjusted for my style.

Years ago, Mike Ferry himself OWNED/STARTED/WAS ON THE BOARD of a Title Company. C'mon, how hard is it own your own, or start one, or use just one EXCLUSIVELY? Froy was kicked out of his own local board years ago. Why? He didn't cooperate with other members. He didn't sell other broker listings, just his own. And he only showed clients his own listings and nobody elses. If clients didn't WANT any of his listings, he told them they'll need another agent, because he only showed his own (not a crime). In California, it's not against the law (a crime) to not join your local Board of Realtors. INDEPENDENCE! This is what I love about real estate. Just stay within your STATE LAWS. Realtor code - Realtor schmode. NAR gets my money only by being sleezy. I'm only a Realtor (by my EXTORTED cash payment) because I wanted access to the local MLS. NO OTHER REASON. I don't owe any other licensee anything (but love of fellow man, according to Jesus). I spit on the National Association of Realtors. Spit on 'em I tell ya! Ptuey! (guess that's another thread).
