Can anyone explain what an exit strategy is and show me how to do this. let say you are with a client who is looking to buy a property and you are explaining all the means to generate cash flow for that property and your client asks you what is the exit strategy for this investment. how do you explain this to him?

Exit strategy is the UPSIDE to the property when you go to sell it etc.

In other words after you do all the VALUE ADDED plays to the property how will you ultimately get your return back and move on to other deals.

There are many ways to do this. You always want to have about 3 exit strategies at least before you purchase.

If a property only has one exit strategy it is usually considered to be a high risk proposition.

Can/will you guys explain what exit strategies you have in mind?
