If it were the slow period, I'd say get your online presence up and going. I still think a blog is in order. But old school methods are best during the selling season.

NAR surveyed thousands of home buyers and revealed that a large percentage of them found their agent by speaking with friends and family. Contact your friends and family and let them know that you're licensed and ready to assist. My family, and others, has a family website. Go there and make yourself known to others.

Volunteer to work the open houses for other agents. That's a good resource to find buyers. Find out about down payment assistance programs in your area and get the word out about it.

Just a couple of things that might help you.

Have you made the list of everyone you know? You need email's of everyone you know. Try disciplining yourself enough to give out 5 cards a day. I know it sounds corny but it will get your name out and it is inexpensive.

I agree with Green, try FSBO, Expired. Online presence is good but expensive, however a blog will not hurt you. Use social sites like facebook, twitter, linkedin, meet up etc. Network, find network goops in your area, like real estate investors groups, social groups etc. Try to get as much e-mails in your neighborhood as you can and build a news letter at verticalresponse.com or I send a eNewsletter to all of my friends and contacts trough this company contactdirect.net, you just update the e-mail every month and they send it for you.

I too am new, Jan of 2009.

Here are my stats:

11 clients total

1-Family
6-Referrals
1-Open House-
1-FSBO
1-Name rider off of my listing.
1-This client called after "sneaking" into a REO that I showed and got my name off of my business card that I left.

Be sure to track your clients. It's very easy. In the back of my appointment book where I keep my client contact info, I write where I got the lead. Tally it at the end of the year or every 6 months.

find a successful agent in your office. someone who produces lots of CLOSINGS and ask them what you could do as a new agent to become more like the agent they are.

it will flatter them and they will probably spill more than if you just said "hey dude, how do i close more deals?"

Yeah, so is every other company. We don't recruit here! This is a safety zone from that nonsense.

I am looking at buying a website called www.SeattleGrapevine.com. The sales guy was telling me that its a great way to build my business and my brand because as the site grows I will have my banner ad at the top. All the other agents that use the site will be helping me grow my business. I was thinking about having a website built for me but.......The cost to me for this is $250 a month and I could put all my listings on here (only have two :( and spread the word. Also I think at $250 a month I can easily sell banner ad spots to my home inspector and insurance guy ect.... so it will be free to me. Just an idea. They are selling them all over the US and growing fast according to the sales guy.

If it's such a great site, how many does the "Sales Guy" own ?

I think your "Sales Guy" is some kind'a FLIM FLAM MAN !

According to who? "the sales guy?" Hmmm, I thinking RUN, don't walk, away from anyone trying to charge you $250 a month.

Instead, go to GoDaddy.com and reserve that URL or something like it if it is available (By the way, that URL says nothing to the web searcher about selling homes in Seattle). Then go to Point2Agent.com and buy and build your own site for around $100 per year. While you're at GoDaddy or Yahoo! or any other provider, get a URL for a blog.

Sorry, this really urks me. I don't have anything against folks wanting to make a profit, but we agents have to manage our bottom lines until we can realize any topline growth!

I think you are missing my point?

"I think" its a good idea. forget the sales guy they always have a pitch. I know I can buy a domain name for like $16 for 2years and get free hosting. So forget your $100 a year its not the point. My point was that if I buy this site it will not only be free for me....it can also make me money and make money for my real estate business......I see it as another "Tool" not a catch all. I also think if it works well it could make extra money for those slower times. Our market isnt the best!

When dealing with independently owned and operated franchise offices there is no guarantee that you'll get the same training/help at every office.

Personally, I don't think I'd work at another Weichert office just because it's Weichert. I work at MY office because of the broker and owner and the way they run their brokerage. People who love their Coldwell Banker office may absolutely hate the one in the next county. Ditto w/ C21 or KW or any other franchise office.
