hi all,

been in the industry for a yr, i have narrowed it down to exit and c21. both are great so its hard deciding...

exit - was sponsored by an agent, who is very successful and says he can mentor. at exit i get 70/30 and i have to pay annual dues and e/o approx 600.

c21 - std 44/56...no mentor...no fees

i am leaning more towards mentorship...but i have to pay up and its not pro-rated...

pls advice...and thanks in advance!

if those are your only choices, go with the one that will give you better training, once you know what you are doing you can move elsewhere for better splits

first thing first - learn the basics

thanks for the response...gurus pls respond with your advice also...both have equally good training...but exit has a mentor who i can work with closely. i am confused whether he is worth the extra 600 bucks? how does mentorship work in real estate? the mentor is a really nice guy btw...

also exit is asking for 275 EO upfront...i always thought EO insurance is per tranx...they even say its not pro-rated, which means if i leave in a mnth, i am down 275...has anyone heard that?

Con men are really nice guys too. Go with your gut. Your Exit mentor will get a piece of your pie for his trouble. That doesn't matter tho. How much business does he do? What kind of shoes does he wear? Watch? On the other hand....44/56? Did you see a gun in their hand when they offered that? Here's you some guru advice: Your a Realtor...NEGOTIATE. BigC

VIK what state are you in????

I offer 299.00 a transaction with no monthly fee. I am in GA but I have other colleagues with similar plans in Florida and a few other states.

In Colorado, we pay E&O at the first of every year and it's yours - so if you leave your broker it goes with you.

Having a mentor is great for most people. Some offices offer the support without a single mentor that you pay. At my office if you have not done 3 transactions you are required to have a mentor for your next 3 transaction which you pay a percentage to. I think it really helps out the new agents.
We pay our e&o per month and that is how I did w/ a previous broker.

How much are the annual dues at Exit?

How long will your split at C21 remain 44/56?

Do both companies offer online coursework? (I'm with C21, so I know that C21 does have lots of training online)

Exit is a terrible name for a realty company, in MHO. How about Access? Or Entry? I guess if you are into short sales, then....

I don't like the whole pyramid angle on the recruiting and commissions. And here the sock agents with transaction fees on top of the other stuff you mentioned.

I'd go for the gold jacket.

I dont know you area so I dont know what all your options are but here goes my opinion...and I dont have any negative about either company you are looking at...

1) Education is key... learn it and then use it... Knowledge is only power if you implement it... Most companies that are a flat fee do not have the education that you need...

2) Watch the splits... I have no problem with splits but if you become a top producer at some point there should be a cap to where you go 100%...

3) Mentorship is a good thing as long as the mentor is good... Make sure that the person is one of the top producers in your area.... if they aren't then what are they going to teach you- to be mediocre? I believe that a mentor should be paid a percentage of the transaction instead of upfront.. this way they are motivated to help you get the deal done... if you pay upfront where is their incentive to give you top notch help.
