what I know about Froy. The guy works even though he hasn't had to in years. The guy is super humble and has been aproached to make a movie about his life and books written about him, he just doesn't care for fame. Froy gives a HUGE portion of his money to charities and buys homes for people who would never be able to afford one. Froy has discipline unlike any person I have ever met. Unless I have been eating lunch with a ghost over the last fifteen years he is a real human being. What have you done for others who will never be able to do something for you?

Doorknocker,
I am asking this out of respect for a gentleman that I have only heard stories in reference to his success and "ghost" like reputation. If you do know Froy Candelario, could you ask him to get on the forums here and maybe start a thread. He could really inspire agents!

What have you done for others who will never be able to do something for you? Wow, there's no need to be snarky. Nobody is doubting that Mr. Candeliro is a nice person. Only that he's for real. wasn't it pointed out earlier in this thread that he doesn't have a license or something? Movies made of his life, huh? That's pretty fascinating, putting him right on the same level with Donald Trump and Bill Gates.

I'm in So. Cal. I've met Froy in person, and have spoken to him more than once (YES, at Mike Ferry events).
Dude is very friendly, soft spoken, quiet manner, Spanish speaking, very handsomely dressed man about 5'7 or so. I'm proud that he use to recognize, and acknowledge me at events. I've asked him some very pointed questions one-on-one when few others were around. A very straight-forward guy. He even verbally endorsed one of my ideas to land more FSBO listings.
Let me share with everyone a few thoughts I've learned from other agents who actually PAID MONEY to "Shadow Froy" in his office, back in in 2005 or so...
Extreme Door Knocking. As a "door knocker", Froy's prowess is simple, focused, and disciplined. Here's what he did:
1. Bring a Ream of Flyers (500) with you. There's nothing special about the flyer. The key is to get the entire ream out, daily... 3hours, 9am - Noon. Lunch. 1pm - 4pm. Then back to the office for listing presentations.
2. The door knocking technique is to very quickly, get to the front door. Knock briskly 3 - 5 times. DROP FLYER ON THE DOOR STOOP, turn and leave... quickly walking to the next home even BEFORE the door gets answered.
3. As you approach the next property, look over your shoulder at the previous door. Hold up your stack of flyers in hand, pointing to the stack as if asking from afar "did you see the flyer, do you want me to come back".
4. Only if the previous homeowner motions you to COME BACK, do you go back to the home. Occaisionally, you DO get motioned back. Quickly assess their need, then set an appointment for owner to come to your office.
5. If the owner is UNCOOPERATIVE or NOT INTERESTED in any way, drop them right then and there because you'll get other leads that very day!
6. Whatever you do, KEEP IT MOVING! Get your ream out! It's a NUMBERS GAME. Make those 500 flyers work for you! Keep it moving, keep on pushing! The numbers add up - daily!
Agents who have shadowed Froy while door knocking, complain of feet hurting, and fatigue from Froy's breakneck speed in hitting doors.
7. I've seen the man and spoken to the man in person! He's real. His team is 4 members. Him, his wife, and two assisants. When cold calling on the phone, his only goal is to find a seller who wants to sell NOW, and who has no agent.
Froy sends out 10 pre-listing packages PER DAY, with typed-up listing agreements to sellers, PER DAY! Out of 10, he gets back 4 signed ones. Then repeat the next day. Keep repeating, and the numbers add up.
Anyone willing to work hard can get wildly, successful.
