so, I'm listening in the other day to a colleague talking about another waiting on their application approval for licensture, and I had been wondering, if somone does get denied, is it cut and dry or are they able to reapply once said problem is corrected?

Depends on why it was denied. Where I come from the typical reason it would be denied (I believe) is because your course work is not complete or you have been convicted of a felony and the records are being reviewed. If it was denied you would have an opportunity to request a hearing infront of the commission to state your case. Actually missed child support payments are grounds to be denied as well.

If I was denied though and the situation that caused it was correctable, I would correct it and reapply.

You have a time period in which to appeal the denial and should appeal in a timely manner. If you have a conviction happened many years ago there is a chance you can get a "restricted license" it depends on the type of conviction. You would be on probation for a set amount of time at the end of that time you request for a license without restriction. It the discretion of the Department Real Estate.

It's a case by case basis for each real estate commission.

As mentioned child support is a biggie. Also you can lose your license or have it suspended even after you get it.

Most of the monthly license suspensions by the Georgia real estate commission are for back child support,student loans,government loans, federal or state tax delequency etc.

On the taxes you have to be way behind for it to get to that point.
