I've been using this 800 Response hotline for about six months. The first month I could only credit about 2 listings with the 800 line (took me a while to get the ad's set up in the Home's and Land magazine), but now I am seeing a very good turn out from the hotline. I have been receiving on average about 5 calls a day on my Ad's with the 800 Hotline. The best part is, when I go to listing presentation, and have verifiable proof of the response I have been getting on my Ad's. Definitely something to check out, I would suggest this to everyone.

I am using AdTrakker. I found it to be the least expensive and it has worked fine so far.

Hey Joseph!

How are you? I would love to visit with you sometime as we haven't talked in a while.

I use Adtrakker as you know. www.tollfreevoicemail.net

There are others that are good as well but I have used Adtrakker for over 5 years with no problems.

Make it a great day!

I have used a couple but proquest seems to be the best so far. Withthe Do Not Call List now its hard to do anything with the calls that come in unless they 0 transfer to you or leave a msg....but the best thing I have found a use for it is in my listing presentation..when I can tell a client that NAR says the avg agent only gets 23 phone calls a month and I can show them from a printed call sheet I have got over 400 in a month they sign right then...because to them phone calls equal buyers and buyers equal more prospects for them.

Happy Hunting

Hi Wayne,

What report that NAR publishes shows that the average agent only receives 23 calls? I would love to get a hold of that report/statistic.

Thanks for your help

I've used ART and ARCH and both systems worked well. But I have been extremely satisfied with Proquest - The key to hotlines is ad setup and lead follow-up.

Gary Elwood, founder of Proqest, has put together an awesome system that gets the phone ringing off the wall and great scripts to follow-up and convert leads.

A Free 21 day Marketing eCourse is available at www.27leadsaday.com - It's loaded with tips to make any 800 line a success.

And by the way, 1 out of 4 of these callers have a home to sell. Bonus!

Best wishes,
Jamie

Hey Everybody...

Congrats on your success using call Tracker type 800 numbers... I myself have used them quite a bit in the past when I was more active in Residential... In fact, the company I used to be with had their own program... It was a compilation of several different programs and worked great... But it was a propriatary product just for their company... I guess it helps to have about 1500 agents in one company...

Have a great time and yes keep up the use of the call capture systems... In these days and times we need every advantage that we can get... Also, please keep in mind that it does take some time for every successful technique to become successful... So don't just think that a couple months will work... Example, I have one friend who has been using a call capture system for years and she has it up to about 1500 calls per month or more... Way more than she could ever handle alone without having assistants...

Good Luck and Good Selling...

Duane

Many of the different services out there are simply resellers. It pays to search and shop. http://www.877infoline.com , my company, has a very comptetive rate and great features and web interface.

I am absolutely hooked on Proquest Technology. It comes with 1000 mailboxes. WOW. You get a fantastic manual with ideas on how to use the system. There are scripts, and ads for you to use. The variety is great. I have memorized the listing presentation script and have made it one with me. It covers the pressing questions that sellers have. I give an applause to Gary Elwood! If you want more information about the system, email me at kenworks4u@cox.net

Yes, 800 #s work. I have two from AMS, the Craig Proctor people. Now I see everybody with other systems paying less in these forums. I have to switch.

Wow, 400 calls in one month is great! I need to know how to do that.

I use an 800 service called GotVMail . You can give them numerous forwarding numbers to try and reach you at such as cell or office. If they are unable to reach you the client is put to voicemail. You immediately get emailed saying that you have a voicemail and you can listen to the voicemail from any computer connected to the internet. Works great and fees are reasonable.

I have the one from ProQuest and have used it successfully for several years, it brings in tons of calls on listings.

AdTrakker is another call capture 800# as is Arch Telecom; all of them work.

All the companies listed are reputable and in use by many agents. For a comparison of products/costs - go here:

BRSeminars provides scripts for the toll free line with his Power Marketing Center. I think Adtrakker includes them too. Not sure if they're the same thing.

For the voicemail on the mobile, here is what I say:

"Thank you for calling Dee Copeland at Keller Williams Realty. My office hours are xyz and I usually respond to voicemails within the hour on weekdays. For more information about my services or to give us a referral, please visit my website at AustinHomeNews.com or email me at info@AustinHomeNews.com. A member of my team will respond to your voicemail or email as soon as possible. Thanks again."

I basically wanted to cover all of my bases:

1. Remind people that we take referrals.
2. Set expectations that I may not be the person doing the callback.
3. State my office hours so no one expects a call outside of them.
4. Refer people to my website.
5. Give callers the option of emailing me.
6. Let people know that I am a real estate agent. I've heard a lot of voicemail messages where the caller wouldn't be sure ithey're reaching an agent.

Yes, AdTrakker does include a ton of marketing material including scripts, postcards, fliers, and more with a lot of them being what you get from BRSeminars. It also includes "The Powerleads Manual" written by Brian Rogers.

You can get more info about what's included in the AdTrakker marketing library here: http://www.callcapturehotline.com/realtor/marketingLibrary.cfm or contact me for more information.

I am using a system that is built in to my website that I got from www.realestatepromoter.com. The site has the functionality of the MyAgentPhone built in and you can sign up for the phone system at http://www.realestatepromoter.pbnextsite.com/ or to see more info. It captures EVERY phone number that calls my 800# that is listed on everything from my business cards to my yard signs. It also allows me to do the talking properties which captures a large number of leads for me as well. I have used the system for about 2 months and I have already sold one duplex ($280,000) from using it.
