I'll have the one listing on the board this week (she just got back from vacation last night). The buy/list deal is falling through, her S/O doesn't want to move, but she's still working on him, so it's not a dead deal, yet.

Just gotta stay positive and motivated.

I do Open houses on Sunday, but few people are coming from adds, most of them are coming from direction signs. Usually I got leads for Open Houses, but people that visit Open Houses are ready to buy with in 60 to 90 days or just noisy neighbors. So I do not have enough money to invest in my website to catch leads online, so Open Houses and networking work for me. I know that some agents will say that they promote their sites only with backlinking, but it takes long time. However spending 2 hours on Open House will not hurt, it will only help.
