A Camarillo, CA man barricaded himself inside the house after the Sheriffs showed up to the lockout today at 1:00pm PST. Then he resisted to vacate and lighted the house on fire and died.

I think we are going to see more of these cases in the future. Sad story!

Yikes... I have a lockout coming up in the next couple weeks in a rural community and the property is secluded on 2-1/2 acres. If they are still residing at time of lockout (good chance they will be because this has been going on and on and on), I'm afraid they will remain hostile... geez, I hate this part of the REO world!

Hey Keene...thx again for your help (unfortunately my buyer didn't get the winning bid) but you were a sweetheart! I owe you!!!!

This lock out you are referring to, is this the potential methlab?

yep! but I don't think it's a methlab because I think he would have been long gone by now. His attorney got 3 lockout postponments and then he finally filed BK the day before the last lockout (about 3 weeks ago). He's playing the system to the fullest. The bank took the house back in Sept 08! Nevertheless, I'm not comfortable the sitation at all... when the sheriff's gone, I'm outa there!

I have a property that I was assigned in Oct. of 2008. They are just now about to be locked out, in the next 2 weeks. And the property is in "Watts" Los Angeles, CA.

The newspaper changed the story about the guy being served for stilling money from his mother...the TV news said it was a foreclosure lockout.

REcovering RE agent I think you misread the article.
Where does it say anything related to a lockout, eviction,or foreclosure in there? Apparently the guy was a criminal. Another day in paradise, pass the salt please.

Typically, you need to have the locksmith there when the lockout takes place, check with your asset manager.

Donuts are a great touch! I work in parts of four counties, and the "sheriff" is usually a deputy sheriff. In most instances, they knock on the door and make first contact. They usually want all occupants out of the house and then they do a walk-thru to be sure there is nobody hiding inside with a weapon. If the occupants are cooperative, the deputy and I may allow them back inside the house to get personal items such as a purse, cell phone, and medications (or we may retrieve those items for the occupants).

One other point: If a national property preservation vendor is already assigned to the property, the agent's responsibility is limited. If the agent, however, is responsible for arranging for property preservation, it's a different matter. In that case, the agent will have to provide the locksmith and the set-out crew (maybe even a moving company and provide for storage, depending on state law).

Had a lockout recently that the guy told family that they'd take him out by his cold, dead body. He had bullet casings littering the yard, so we didn't doubt it. Turned out he was so drunk when the sherrif came out that he was passed out, naked, on his bed with the booze still next to him.

wink Not sure which is better: passed-out-cold, drunk, naked body--or--cold, dead hands... Oh, well, I don't guess either one of them would present much threat. I gotta say, though, I don't look forward to a naked body or a dead body during evictions!

I usually stay in my car until the Sheriff gets the people out. Sometimes I have to have a locksmith there, sometimes field services takes care of it. The cops always go in and bag up all drugs, medications, etc., and take them. Here's the kicker---If there are children involved, child protective services also has to be there, to monitor and see if the children have a place to go,if not, they take the children. Fortunately, haven't had that happen yet.
