I went through a certification course the GAR (Georgia Association of Realtors) held. I have also paid the money and gone to several other programs - 8 in all. All of which supposedly have designations with them. CSSS, CREO, CREOS, DPS, CSP, I am just not someone that uses all of my designations... I mean I would probably end up covering the whole back of the card with letters. I am what I jokingly call an education junkie. I definetly believe in going and getting the training. I just dont need the letters... and the NAR officially does not acknowledge any Certification at this time.

I suggest you get the training and don't worry about the training. I also suggest you go to some on a local level first. They are normally cheaper and have a lot of the information needed. After that if you want to continue I would look into the ones that are costing more money. I just don't want you wasting your money if you are not actually going to use it.

I am closing on average 3-4 a month. I went there for a while where I was doing a lot more than that but realized that I actually wanted to have a life outside of real estate. I carry between 10-15 short sales at a time in various stages which I may cut back to even less. They do take a lot of time. They can and do get closed. You just have to have extreme persisitence and a terrific package that you give to the bank.

I actually teach a short sale class locally... mine is a free class. I show people how to put together a great package and then do alot of Q&A. I can say every short sale is different.

Good Luck! I think they are doable - just be committed.

Yes , I have been to one of Lee's seminars and actually purchased his program. The majority of our business over the last year or so has been short sales and we have had a very good closing percentage only losing 1 out of about 20 or so. I think the short sale genius program is very good especially for someone just trying to learn about short sale programs.

Well my average has gone down... I have only gotten approval on 2 this month...

Is anyone else seeing a slow down in response from the banks... and my favorite bank to deal with (Taylor Bean and Whittaker) has now become one of the worst... sent one in to them in March and just found out 1 1/2 weeks ago that they are now outsourcing with a company called Sparta... anyone else hear about this or having a much slower response time...

I know that FHA came out with new guidelines and this has slowed the process some...
