Hi all -

I have a very basic question regarding agent commission structures.

What is the main difference in operation between a "Fee" listing, and a "Collect Your Own Fee" listing - what's going on behind the scenes in each scenario. Who is the agent collecting the fees from in each scenario, and in what typical amount?

Someone please enlighten me. This must be a NY trick question.
As far as I know, any fee collected for service by an agent has to be disclosed to their buyers and sellers.
No behind the back/scenes payments are legal.

Well there is literally a commission [concession] structure in which the agent is responsible for "Collecting Your Own Fee" versus a regular "Fee", versus an Owner Pays. I think this works speficifically for large city apartment rentals, but I'm not sure.

The only thing that comes to mind is a system in which the buyer pays the commission on a rental in NYC. And maybe a few other markets.

The is nothing written anywhere in stone that states commissions must be paid by a seller or landlord. The EBA community generally is set up that the buyer pays the commission in exchange for exclusive representation.
