Having just researched this topic, the top 2 seem to be Top Producer and Agent Online. Well, with Outlook and Act!, both heavily customized, following close behind.
It all depends on what you need for functionality. List your top 10 requirements for functionality, a list of how you will use it (where, when, who) and it'll be easier to narrow the list down.

I've been using Agent Organizer for just over a week. I find it to be great thus far.
It keeps track of your listings, buyers, other agents, finances, schedules, reports, custom flyers.

I wish that there was a contact management program such as ACT! with MLS integration, that would allow me to compare my database of buyer prospects to the database of available properties in MLS.
Example: I have Mary Q. Buyer who wants a 3/2, 1400 to 1800 sq ft with pool in x town for $250,000 to $350,000 price range. I want the contact management program to connect to MLS and search for matching properties.
It would be really great if the program would do this automatically for all buyer prospects at custom defined intervals. Like daily, weekly, bi-weekly, etc.
Anyone else think this would be a great addition for a contact management program?
I know that several offer the ability to connect to MLS, but they do not offer this capability.

I guess nobody finds this feature as "great" as I do! Maybe (hopefully) a vendor will happen upon this thread and add this functionality at some point. Scott

my mls allready does that... it has a really basic contact list on it...

Our MLS does that. You create custom searches and assign those searches to prospects. Then it emails you everymorning with any new listings, price chages or back on markets. It sends one copy to me and one to my listor or buyer. Then everyone knows what is happening.
I love Leadcommander. You can write Action Plans for taking Listings, Opening Escrows etc that will calender all your important dates. You can import farms, send letters, email blasts, etc. You can add realestate data and pictures to any contact.

I can do this via my MLS as well, it's just that I have to do twice the work. Enter in my contact manager AND create an MLS search. I just don't feel warm and fuzzy about entering my contacts into my MLS system. I want my info to remain 100% private if possible.
I think that a sync in between my contact management system and IDX would be much better.

When inputing prospects, I use initials and don't put phone numbers.
Be careful about wanting things to integrate with Microsoft. A lot of good companies have created excellent contact software that microsoft bought the license and shelved. It is just like the oil companies buying the patents to all the gas saving devices. Bill Gates has stated that he wants to control the real estate listing business. Right now Yahoo, Google and Microsoft are trying to win control of the real estate listing business. They want the whole public to have access to any property for sale. Do you want that?
MLS & IDX syncs are always full of bad, incomplete, regrouped or outdated data. Why would you want to sync with that?

In one post you say that you do set up MLS searches and the other post you feel like MLS data is not valid. Which is it & what do you use, if not MLS data?

I set up custom searches in MLS with criteria my buyer/seller is looking for. I add them as a Prospect (initials, no phone numbers). I assign the search. They & I get emails of matching listings.
MLS data is sync with IDX computers (realtor.com and what not) usually between 12:00-4:00am. The fields they syn with differ or are grouped differently. Not all data transfer. Not all pictures transfer. Not all changes made to listings transfer. That is why IDX companies say "Please allow 72 hrs for changes to post".
That is why realtor.com or any IDX MLS sharing website usually has incomplete or old data.
My number one greatest complaints from Sellers comes from when they try to look their listings up on 'Free' MLS search sites.
That is why you don't want to sync with IDX sites. When lame agents call me and want to post my listings on 'their' websites like they are producers. I say go ahead.

My MLS also has the contact book built in and I can set up hotsheets to send out any new listings with specific price/bed/bath etc. to my clients daily.
As for contact manager, Top Producer is full of features, but the cost is pretty high ($40/month or so for the basic features). I just got a copy of Act 2006 to try out and should be able to tell you more after I sit down and play with it a bit.

I too have been looking for the perfect software and have not found that perfect solution. Clearly nothing is a perfect fit and it's more about function vs price. I have not used it yet... but Outlook 2007 looks promising. Almost a Outlook meets Act meets MS software concept. It sounds like it will be easier to customize forms to capture the data you need as well as better tools with sharing info with other MS products. If it can import listing info from contacts into flyers that what a great plus! Let me know if you have had a chance to explore the new version!!!

I am currently looking for a software to help manage my contacts and listings. Has anyone used Jade property suite? Some review would help before I make the purchase.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
