I come in contact with clients either to invest into commerical property or want to lease some space for their business time to time. occasionally, landlords in my territory want me to list their properrties for lease.
when i meet with clients for the first time i get bit of nervousness and sometime start to fumble when i give presentation or counsel with them.

is there books that tell you how to counsel your clients to better control them? i've heard that there's a such books out there.

what do you mean by "control them"...and why do you want to do that? maybe you need to control yourself?

Sounds like you need a book on giving presentations, public speaking, and consultative selling.

And from my perspective "controlling" your client is not a bad thing...in the sense that you are managing your client expectations. You need to clearly define the scope of the work you will be providing to your client, and clearly and confidently convey this to your client....and get agreement on it. Otherwise, they may be asking you to perform tasks beyond what you should be doing...and once you're in the middle of it you may find yourself having trouble saying no. I think if you focus on managing client expectations upfront, some/much of the nervousness will go away.

Sounds like you need to learn how to control yourself. Convert your nervousness into energy and be confident. Your confidence will put your potential client at ease and there will be less fumbling.

The best way to to build your confidence is to know your market and practice some public speaking. I took classes from a community college for public speaking years ago because I was afraid and it was cheap. I don't mind mind speaking to a group today.
