I have been approached by a builder, who I have worked with in the past as a buyers agent,that was marketing through a major franchise. The builder and his brother have recently obtained their real estate lic and have since then joined a larger independent brokerage to market their properties as Realtors. During a conversation related to a home they built I sold, the builder indicated interested in moving from their current broker and signing with my company as Realtors to market their homes both new and investment.

I think the reason they want to leave their current broker is due to that broker already marketing competing new home developments and they may feel they get a better chance marketing their homes with an independent broker, like myself, that does not already market homes for other builders.

I am hoping for guidance and maybe some advice on this type of relationship and things I should consider, both good and bad.

We have a preliminary meeting set up for Friday to discuss things further so I am trying to get together ideas and an outline of things I need to address.

I appreciate any help. Feel free to pm me as I check it regularly.

I see this is an older post. How did it go? The ability to market new homes should draw in some buyers who might end up looking at the range of homes available in your market, both new homes and existing homes.

There are still some of the major home builders around the country that are aggressively trying to get their inventory down to zero....

Here in Minnesota, I do know a few realtors working with builders that do not have many homes left for sale on the MLS. I think they are attempting to cut their inventory to position themselves when the market does start to rebound even more so.

It is not necessary for the builder to sell his property through a broker. There are many buyers who prefer to deal directly with the builder instead of broker. Before going ahead with any deal, check the legal status and development progress rate. Otherwise, your reputation will be on stake.
