Nope sure haven't. I was doing short sales years ago before all these "EXPERTS" came along.

If you go to FHA,and the VA's websites you will see in depth info on processing short sales.Conventional loan info can be found easily on the internet along with tons of free info from NAR.

Go to the source for the best info is my mantra.

I am allowed to call myself a short sale expert because I truly am. Not only am I extremely successful with short sales, I am also one of the fewer agents that are certified.

I think it is always good to get ideas from successful agents on short sales. It gives you different concepts on how the process can be done. The FHA and VA websites will not go into detail with real life experiences and strategies.

there is no "certification" that i know of.


there might be someone trying to make some money by selling a "certification" course somewhere.

I would say that Len is an expert on short sales based on many different qualifications.

training, education, his profession, his experience and the fact that he knows the subject beyond that of the average person.

Let me ask (if you don't mind) what do you consider 'truly successful' as far as short sales go?

Based on what I've read on the subject, the rate of successful closing on these is about 2 out of 10, that's why it's common for investors and agent to handle VOLUMEs of short sales.

And also, where would you recommend that someone starts learning about these? Any good books?

There is a designation that is now being taken by some agents. It is not a national designation yet, but it is being spread from state to state. I am one of the first 40 agents in the entire Las Vegas area to have this designation. It is the CSP designation. It stands for Certified Short Sale Professional. It is actually a CE approved course too. Of course I knew most of the material anyway, however I figured having the designation can't hurt. We had an exam at the end of the class and everything.

Len, thanks for the laugh, you reminded me of agents with a ton of certifications and I agree they are useful to have to give credibility to one's self.

It reminded me of the period before I streamlined my operations and closed all my offices except one. I had a ton of agents with certification's, and of all the agents I had guess which ones were always in my office needing help and hand holding.

I'm sure from your posts that your not one of them, but my mind flashed back to that period and I had to chuckle. As a matter of fact I once had one of my agents beat me out of a listing we both were after because he had a certification and I didn't.

Hi all

again i am going to say I'm a successful short sale agent LOL.
But no really I have closed 100% of my files, ALL with $0 promissory note.

I do have a certification which is the largest growing short class its called Certified Distressed Property Expert CDPE.

I do agree that getting a certificate does not make you an expert but the experience does! There are many tactics to use with these banks and the best advice I can give besides all the paper work and processes that go into a short is:
Be the banks "best friend" (even if you want to kill the person on the end of the phone as many time I have LOL)
and send over a clean complete package
Never submit more than 1 offer at a time!

the next designation i will be getting is "associate broker" the time that i would spend in class to get the other designations takes away from doing deals.

i just want it so taht when i go on multiple agent interviews i can say that i have it! should be the icing on the cake.

If you are doing or planning on doing short sales in the future believe me this class will give you WAY more then another logo to add to your business card.

I seriously walked away from the seminar and listed 5 properties that week!

I have a associate broker designation too which you'll need if you do short sales and do them well because you will have a lot of business and need someone to hold down the fort and stay on top of the banks.

I don't believe "Associate Broker" is a designation, it is a license. It is also not necessary to do short sales.

I have several designations all of which I never actually post on anything.... those designations really only mean something to other agents... I mean do you really think that the outside consumer knows what an ABR, ASR, CNHS, RMM, E-Pro, ALC, CIPS, SRES, CRS, GRI, and ABCDEFGH are? The way that I always explain the alphabet soup to my clients is that it just means that I believe in education and that education is to help me be better for them.

I can say that I am a Certified Short Sales Specialist. I can say that not only because of my training but because I have a 98.73% closing ratio on my short sales... I have 9 currently under contract and have only lost 3 in the last 17 months.... one of which I lost because the seller just dissappeared... had bank approval and everything!

With that being said - if you are looking for education and training on how to do short sales I would start with your local Board of Realtors and see what they have to offer. Also look in your office if you are with a larger company. I am with Keller Williams and I know that they have several training books on short sales along with online video training. These would be more cost effective than some of the others...

start small and make sure you are willing to put in the work and effort before you invest big money on training that you will never implement.

You can get short sales done... you just have to have the tenacity of a pit bull, patience of a saint, and be willing to pull your own hair out once off the phone but be a sweet southern bell while on it... smile

Are you certified? There are accredited courses out there that will certify you. The course that I took was an accredited CE course, unlike many other designations. This means that it was approved by the state's real estate division. Do I think the designation means that I know more than without the designation? No. I do know that it shows my clients that I educate myself as much as possible about aspects of this business. I also know that it helps show other agents that I am not a short sale newbie and I stay educated in the current market.

My short sale experience speaks more than the designation anyway. I just think it is a nice tool to have.
