One thing I didn't see mentioned is making sure your site has a dedicated ip. I'd never consider having client sites or any site for that matter sharing an ip with god knows how many other sites..some off which might be penalized by the serps and negatively effect your site without your ever knowing  Also, If you happen to have multiple sites, make sure your dealing with a host big enough to be able to offer you ip's from different ip blocks. ------------------ Rich VTWS Real Estate websites are among the top lead generating Real Estate Websites in markets across the United States for Realtors and Companies alike. M8Solutions has brought up a valid point. I have been reading a lot of posts about dedicated servers, shared hosting, etc. but I have not heard any mention of Real Estate hosting solutions. Check out www.superuser.net they have a plan that's $5 a month that does just what ahents need. No reason to pay more than that. The service is great, uptime is great, and you can control everything from CPanel - so you can easily control e-mail accounts, add extra domains and all of that from a nice web interface.

Make sure you consider more than just hosting! Hosting is old school you should make sure there are a suite of services that come with your solution. Having a website is evolving past simple hosting / site design. You can do much better with web applications. There are many to choose from. There are tones of hosting companies out there right now. Alot of them are affiliates of some of the larger hosting companies. A friend of mine who is just starting a hosting company is an seo expert. He's tying in free seo along with hosing so it kind of works out for those people who are looking to have their sites rank well in search engines. I have had great success with LunarPages - http://www.lunarpages.com/. Of all the shared hosting ISP's I've used, and I've used about 8 of them, they are the only ones that never had any downtime in the 2 1/2 years I've been with them. It's about $7 a month.

When searching for a hosting service there's plenty of things to think about. Do you want hosting only or also website management including search engine submission and site optimization? Also consider how much space/bandwidth you getting and currently using. I've had my real estate website up with Platinum1Host.com for 2 months now. I love them because you can get FREE hosting through a program they have just for realtors. Not to mention the whole website set up was cheap so I really got the most bang for my buck through them. I don't have any complaints so far but I'll keep you all posted. You should really check them out at http://realtors.platinum1host.com -Mark

The reason for the decline in webhosting prices is the increase in broadband access. Anyone with a good broadband connection (Cable modem, T1, T3 etc) can host a website from the equipment they already have on site. The downside, of course, is you are responsible for the maintenance and upkeep. My brokerage hosts with their DSL ISP, I host my personal site from my own equipment, and use www.dyndns.org to update the DNS listing. (http://rivalarrival.dyndns.org)
