just maybe all the companies should spy and stealth mode like I did for years and ban/remove brokers from the list approved for orders. I would never ever have anyone work for me that bashes my work/company, method contact, work load and volume I get monthly. I am greatful and never have any issues with BA/CW site, orders, volume, tenants/owners or form. Stop all the crying and get work or maybe your work will be gone.

What steph said, the worse ones are the ones who have tenants that aren't cooperative. I had that happen a couple of months ago, but I suspected that the borrower/owner was putting them up to it. Tenants are still living in the house. For what possible purpose? When I've told tenants that the home has been/is being foreclosed on, they've been furious. The last person who would want to talk to them would be the previous landlord, who is pocketing the rent without paying the mortgage. Why would a tenant go to bat for a landlord? I'm just curious as to the line of thought. It was clear to me that they were holding things up. The tenants may be related to the owner. My opinion was based on the tenants' response, but largely on my instincts which are very good by the way, which means nothing to you, but my instincts keep me out of trouble all the time. They also claimed that no on else had been there to do a BPO which according to CW is false; two other agents had been denied access. Maybe the owner was still raising the money and needed more time, and since the property is in a very good location the tenants did not want to move, so they put their heads together.

I would tell the tenants they aren't helping the homeowner. Lender will just foreclose and they'll be forced to move out. Or, maybe they know they'll be offered CFKs. I see what you're saying, but it would just be odd to me that a tenant would be deliberately stalling. That's really more of a reflection upon the tenant.

I had one an Agent tell me once that the owner who is the one getting foreclosed on was scared of the Tenant thats why he had a hard time letting people in. I told the Agent, give them 24 hour notice, by law they have let you in. So he did, and they complied and I got in a day later....still the Owner was scared of tenants even though they were still paying him rent, methinks the Tenants didn't know about the foreclosure, gotta love them foreclosed upon investors, of course that's my instinct, and like Steph, it has kept me out of trouble...BTW, Steph Rocks leave her alone.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
