Having been mandated to seek viable investment solutions for a client. Can someone advise me if the real estate market is viable for investment considering the current financial crisis?
Would investing in this industry for the next 5 years and cashing out after the expiration of this duration be advisable?
I have no knowledge of real estate practice so i will need advise from those that have the skills for real estate investment management.
Thanks

No matter what the conditions are, you can always find good real estate investment options. The real estate market is slowing down as a whole, there are some sectors that are holding up rather well or even growing. Fractional ownership market is one of those sectors. Since the fractional ownership model shields owners from being 100% responsible for the property, it gives owners a peace of mind.

Here in our real estate market in Minnesota, we have always encouraged investors to buy and hold. Unless a buyer is able to get a home at a "slamming deal," it is hard to turn it quickly and do well.
In my opinion, real estate has always been a "slow and steady wins the race" type of deal. At least right now, with so many choices of homes for sale on the MLS in Minneapolis and the Twin Cities, we are seeing some great buys to be had. Yet still time is really needed to let the real estate appreciate.
I hope this helps.

There are so many variables, it is impossible to answer. Very wide open. Can you give more specifics about the client and what they want to do or achieve?

Short term investment in a declining market is generally not a good recipe.
If you are looking for a shorter horizon, and have no RE asset management experience, I'd look at investing as a limited partner in a distressed debt fund, or possibly with a local trustee sale buyer.
