More megapixels benefit you when you are printing a photograph. If you only need a photo for a web page or MLS listing, then virtually any digital camera will work adequatey.
If you are printing the photos (say for a flyer or for publication in a real estate magazine), then you can achieve higher resolutions with more megapixels. Higher resolutions generally mean sharper, more detailed photos.
Web pages don't need high resolution files because most monitors only display 72 or 96 dots per inch (dpi). However, most quality prints output at 300 dpi.
