Seller’s agent to Buyer,............“I can do everything for you that a buyers agent can do, and I will do it for FREE".

Sellers dual agent to Buyer,........“You don’t have to spend $400. or more for an Inspection or $1000. or more for a property Survey, .......unless you really want to.”

Seller’s dual agent to Buyer,......“Do you really want to spend all that money” ?

Buyer to Seller’s dual agent,........“NO”

Seller’s dual agent, to Buyer,.......“sign here”.

Buyer’s lawyer to Buyer,............I, really wish that you had called me.

The consumer public needs to embrace Buyers Agency as their advantage instead of that agent wants me sign up.

There are many practical examples in law and due diligence that can affect a properties future value.

Would you buy a multiplex (3, 4 or 5 plex) without verifying that tenant cash flow stream? DO you take the word of the seller? Have they ever lied?

Just because you do not represent the buyer does not excuse you from ethical behavior. I always explain that I work for the seller. Thank goodness my state requires that I present an Agency brochure and have a meaningful discussion about said brochure before we start talking price, filling out contracts, etc etc.

If they want an agent to represent them, that is great. But many buyer's have the misconception that they will autmatically save money in the form of the buyers agent's commission by going it alone.

I either work for the seller only or the buyer only even though my state allows dual agency. Dual agency is just not a good idea in my book.

We do not collect money from buyers, whether we are buyer's agents or seller's agents. We are paid by the seller.

I can't understand how some of these creeps sleep at night when they do things to coerce consumers...

There are and can be instances where the buyer pays the Buyer's Agent commission.
