I agree, Malok, nothing trumps relationships. Real estate is, and I believe, always will be a relationship business.
Getting the leads in the first place though, that's the trick. What works best for me is very time intensive, but it works; develop databases. Whenever I list a property, I brainstorm ideas for potential users of that property. For example, I listed a convent a couple of years ago. It was historically significant and well located in the middle of an established residential neighbourhood. My partner and I came up with some ideas and two were most prominent in our minds - private schools and seniors housing. We developed databases of those kinds of companies and contacted as many as we could by email, phone, and snail mail. We ended up selling it to a seniors home developer from 2,000 miles away!
