Whats the best source for business today? Cold calling? Scabbing your competition? Trade Journals? etc.



Whats the best source for business 10 years from now? Internet? Direct Advertising? Marrying the boss' daughter? :P

There were actually 2 main questions.

Which one are you providing an answer for?




In my opinion, nothing trumps relationships (assuming you are remotely competent) - for both today, and long term. It gets your foot in the door, first crack at breaking opportunities - and the benefit of the doubt if there are any problems down the road.

Besides my own contacts, I'm currently selling to my husband's co-workers and farming his company with success.

And I'm with a wonderful and much-too-busy established broker who doesn't have the time to service his leads so he gives them all to me.

I don't farm my neighborhood because there's too many times I step out looking like hell.

I agree, Malok, nothing trumps relationships. Real estate is, and I believe, always will be a relationship business.

Getting the leads in the first place though, that's the trick. What works best for me is very time intensive, but it works; develop databases. Whenever I list a property, I brainstorm ideas for potential users of that property. For example, I listed a convent a couple of years ago. It was historically significant and well located in the middle of an established residential neighbourhood. My partner and I came up with some ideas and two were most prominent in our minds - private schools and seniors housing. We developed databases of those kinds of companies and contacted as many as we could by email, phone, and snail mail. We ended up selling it to a seniors home developer from 2,000 miles away!

Get create to get the leads, then use your charms to develop the relationships that will lead to lasting clients.
