So I'm finally getting some web leads. Now of course I'm trying to work them all to build a relationship. However theres a majority that I couldn't maintain contact with, or they just disappeared into thin air after a couple emails...or they asked about a listing and then I never heard back. I'm not sure what I should do with those? Just forget about them? Put them on some drip campaign? What do you all do?

stay in touch every 2-4 weeks or add them to an automatic drip campaign until they ask to be removed...either way try not to put any serious time into dead leads - let'em go and concentrate on the good ones...if the dead ones were really interested, they'd be staying in touch...and if you keep contact light and regular, when they ARE really interested, you'll be top of mind.

I agree with ManFromTheBrand.

We have a "hard press" mode, and a "back burner" mode.

"Hard Press":
When someone signs up, getting in touch as soon as feasibly possible is more important than anything else you could do. (First 10 minutes if at all possible, & DEFINITELY within the first 24 hours.) After that, we encourage our agents to follow up every couple weeks for the first 4-6 weeks.

"Back Burner":
Keep in regular contact via drip emails & property updates. Call those who you have talked with at least every couple months to stay on top of mind.

80% of your energy/resources should be spent on your brand-new leads, and older leads who are actually interacting with you. Your systems should handle everyone else, leaving you with 20% of your efforts to spend on them.

I think if you could convert just 1 out 10 web leads that would be great.
Once I capture their email I just add them to my database and send out monthly newsletters to everyone to stay in front of them. If they appear to be an immediate prospect of course I would keep constant contact with by sending them listings, new comps if they are selling, phone call, etc...

The first I do is to include them in my eNewsletter, that I am sending once per month. I have build a follow up e-mail program in my top-producer which I follow them up over the next 6 - 8 months.
