Go to meetup.com, find networking groups in your area to attend, even ones that are non-real estate related. It is free to sign up and in most cases free to participate in the actual meetups.
Also try fliers to apartment complexes marketing to first time home buyers. With the $8,000 tax credit for first time buyers, this could be a way to get immediate business, people will act fast if you remind them they have to be in the home prior to Dec 1st of this year.
This one I wanted to try but never have yet, go to a public library and offer to put together a "First Time Home Buyer" workshop. In most cases the library will do the advertising for you by posting in their newsletter and all around the library.
You can then have a check in sheet for all that show up to your class and then you put together a short powerpoint with some handouts for the participants, very low cost and you get exposure in the community and new leads.
Also if you haven't, buy the book on Guerilla Marketing or check it out at the library, great tips on low cost and free advertising.
