Just curious, is it customary, or even ethical, for the buyers agent to send out a "Just Sold" postcard to the neighbors? I can see the sellers agent doing it, since they listed and marketed the property, but it seems a little odd for the buyers agent to do it.

One of the agents in my office, which is a local office, was the listing agent on a house that sold down the street from me. This afternoon I received the postcard from the buyers agent, who isn't even a local agent. If I didn't know better, reading the postcard I would have though that SHE was the listing agent.

Just looking for some feedback. Thanks!

It is customary around here.

I don't personally see any ethics issues with it, as long as they aren't somehow claiming they were the listing agent.
It may depend on the way the postcard is worded.

My company sends out those cards automatically after sales, whether we were the listing agent or the selling agent.

Btw, I'm typically the listing agent, and it doesn't bother me.

Just sounds like the "Selling Agent" is taking credit for Selling the Property. The Listing Agent might also say that they sold it . . . . but that might be subject to a challenge because they needed help from the Buyer's Agent to pull it off.

Locally (Florida), either the listing or selling agent can market themselves as having "sold" a property. I'm not sure if that's a local thing or a national thing, though.

We send them out after every sale, whether we listed it or were the buyer's agent. Nothing unethical about it; it's perfectly acceptable. I can even advertise myself as selling the property as long as I participated in the sale. Most agents around here don't even bother to do it so....

i sat that the listing agent can say they sold it and the selling agent can say that they sold it.

both were selling a house. both sold the house.


it takes 2 to tango(that reminds me of maryknoll:-)

A Mentor of mine (now deceased) cut her teeth in a Franchise that preached a philosophy of "Go Tell'em". I think maybe it was "Realty World". I don't know if they still exist; but even if they don't, their approach lives on in my head because of my Friend.

She used to point out every time I had done something noteworthy "Now go tell ten people !"

If you listed something "Go tell ### People !"

If you sold something, "Go tell ### People !"

I always thought it was kind'a hokey . . . . but she'd say "Who's going to toot your own horn if you don't ? Do it !"

You can be sure that she would have been sending along Post Cards (or something) like what you received. She was a Believer !

How about this - in some parts it's common for the buyer's agent to put up a sold sign in the front yard next to the listing agent's yard sign when the property sells.

Here, in Vermont, once we have a Closing, no one can have a sign! We are also prohibited from having any "Sale Pending" toppers . . . . leading up to a Closing.

The Selling Agency would NEVER be allowed to advertise on the premises . . . . only the Broker holding the Listing Agreement. But that's just the way it is here.

Two (2) Agencies with signs on the same property usually means an Open Listing. That often triggers a call from the Real Estate Police. Also, those Signs had better not be more than 6 Square Feet total (two sides 18" x 24"); otherwise, you're out of compliance with the State Sign Law and are needing to be Drawn and Quartered.

Just solds here can be sent out by the BA or the LA. I have an investor that puts a Just sold sign on his properties, it features his business and me as the selling agent.

I thought about it many times but never done it. Who do you use for the post card? Can you choose who to send or neighbourhood or it has to be the whole zipcode. How does it work?

You can specify - the nearest 50, 100, 200 homes, etc. Or the subdivision. There are tons of options. Just google it.
