I think there are other threads on RedX if you search the archive. As I recall, people had mixed opinions about it. Some good. Some not so good.
I subscribed to RedX for awhile but eventually dropped it when I was trimming costs. I kept debating whether it was (1) better to reach someone by phone or (2) go knock on the door and leave something on the doorstep if no answer or (3) just mail something as they would probably get it the next day anyway.
I tried variations of all three approaches.

i use it! get it..... i have a total of 2700 or so sellers on the redx that need my help!
it is the best tool out there for finding sellers phone numbers. call, mail, drop by. it works.
i could not imagine working without the redx. 60 bucks a month is well worth the money. i blow more than that on thing way dumber that have no chance of any payoff.
i call it "dialing for dollars"!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!1

I've had it now about 2 months, I spent most of this time customizing and learning the system (not consistantly though). Well I finally felt ready enough to actually try it out and guess what happened. I called 8 sellers, one guy who actually picked up the phone - got a listing appointment from that 1 seller who actually picked up!!! Then I sent a mailing of 50 letters to expireds who didn't have phone info. I can't wait to see what the results of the mailing will be. My strategy is calling on old expireds, from last month. Guess what, the guy was mad at his former agent but was glad to hear from me!!! WOW! I'M LOVING THIS AND CANT WAIT TO GET BACK TO DAILING FOR DOLLARS!!! THANKS!!!

Yep just make sure you don't sign a bunch of listings for overpriced trash.
You don't get a paycheck until it is sold. You are so right!!!! I make it a rule to never take a listing I feel wont sell!!! I hate wasting my time. What i love about this program is that it does the work of organizing and researching my calls. Makes me more efficient and i can call more people at each session! Very helpful, i used to spend so much time with the researching and preparing that I never netted the results i really wanted. Not anymore...

Wow, I just checked out TheRedX site and it looks like their system does some pretty high tech stuff with the leads. It also states that any subscription comes with their Lead Management System! I would like to have a lead management system just by itself, but they don't sell that seperately.
I would like to hear more opinions on how good their expired lead system really is. Looks good so far.

warning: this might be a long post.
ok, im still working on my timeblocking and time management, so i shouldnt be posting, but it is late and i have not posted for a while and couldnt resist. i want to post this because it could help anyone who uses the redx. i have used it now for quite some time and love it as you know from my previous post. here is exactly how i use it.
i dont like to keep things in ANY CONTACT MANAGEMENT SYSTEM THAT SOMEONE ELSE OWNS! you never know what might happen. i have people in my database for follow up as far as 5 years out (with contact every 4-6 months for the first few years once they get an initial mailing from me. i use the redx along with a power dialer and my palm desktop that syncs to my pda. here is why i use the system the way that i use it and how i set up contacts to keep over a long period of time.
i use the redx to find hte names and numbers i use the power dialer to call them i use the pda to keep track and a running log of when i spoke to them and what was said
so, every morning i download my expireds/withdrawns from the mls. import into the redx. go about my day.....at 3pm i call all leads for follow up ... follow up time for me is 3-4pm daily. this catagory is anyone that i have taken from the redx put into my calling list and spoken to who has interest in selling. does not have to be now...could be 1 year from now....4-6pm i call new people and try and get a listing or put them into my follow up plan.
let me give you an example of how i use the system...
4-6pm i talk to new people that i have never spoken to before. i call the numbers and i dont leave messages. i call nad let it ring 4 times. if they answer i convert. a great example would be taht they tell me they did not sell the house, but rented it out. i ask if they have intentions on selling when the lease is over. they say yes. i ask when the lease is over they say dec... it is now july...i ask if hte can market the home 90 days prior to the lease expiration(pretty standard in my market) they say yes. i ask for their permission to call them in august to touch base so taht we can set up a face to face meeting to go over all of the details to get htier home sold come the time. thye say ok and i put it into my pda as a follow up appointment. i then go to the pda and make a new lead....it is set just like an appointment here is how i set htat up.
name of the appt..
expired lead...john smith
the note attached to the appointment is this
mls number 12345677
phone: 123-456-7890
(mailing address, i dont need the proeprty address, that is what the mls number is for. i want mailing information) john smith 123 anystreet road anywhere, california 12221
(then i date the conversation)
7jul09...spoke to mr. smith. he stated that his lease is up in dec. i told him that i would touch base with him in aug to set up a meeting to talk about getting his house sold when the time comes.
(i then move this appointment to the 3-4pm timeslot on a day that i pick in august)
when the time comes (7aug09)i will call him and say...
hello, mr. smith, this is estatereal with xyz realty. we spoke last in the beginning of july when you were telling me about the expriation of the lease on 123 anystreet. i was following up to see if we could set up that meting to talk about getting that home sold. (small talk)....close the appointment.
i then make a note under the previous note adn date that note
7aug09...spoke to mr. smith, this week is crazy and he did not think i would call back. he stated that we could meet next week on thursday at 3pm at his residence.
@@@mail out prelisting package and call 24 hrs prior to confirm the appointment
(i would then mail the package and put this appointment 24 hrs prior to the meeting)
see, it lets me keep track of EVERY conversation and i own the software and have it backed up in 3 places (pda, laptop, phone)
once someone is contacted and put into my follow up system i dont want ot call them again and introduce myself, so i delete them from the redx. they are strictly in my pda system.
new calls 4-6, follow up 3-4. pretty simple. once someone from redx is contacted on my powerdialer, i delete them from hte redx so that there is 0 chance of calling them again and looking like a bafoon! i simple add a new conversation and drag it to the next time that i am to contact this person. it is a great cheap way of keeping track of things. it is scaleable, i own it. redx rocks, but a lawsuit could wipe them out. they could get sold. you never know what will happen. i use them to get numbers and that is it! i havce every exp/wtdrn that has expired in the last 12 months in 3 counties saved into my database. i have yet to call through the entire list. i just keep calling, deleting and adding new numbers to the pile. it is a limitless number of people who have raised their hand and asked to sell. its your job to weed out the serious ones from the time vampires. leads area dime a dozen. learn the script and you can close. here is my script.
i wrote this particular script. no, i dont use it. i have it in my head, but i wanted at one time to put it on paper so taht i could learn it and use it as a reference in case i got lost..
EXPIRED CALLING SCRIPT
Hi, (seller name)___________this is (your name)__________________with the best realty, I’m calling because your home was listed for sale. Is that correct? (Pause and let them answer) Do you still want to sell it?
If yes
Great, I would like to set up an appointment to speak with you to show you exactly what I can do to get your home sold in the current market. What works best for your days or evenings? (pause and wait for answer) . Give 2 times during the day or evening depending on what one they picked.
If no (pick your questions depending on what they say)
How come? (let them answer, you are building repor)
What were your plans if you were to sell your home? (let them answer, you are finding their selling points)
If you could sell your home right now, would you sell it and continue with your plans?
Regardless of answer just keep asking questions:
How many showings did you have? Were you happy with the marketing that your agent did for you? Was there anything that you wanted to see your agent do that was not done? How did you pick your last agent? How are you going to pick your next agent?
If you cannot get the appointment ask:
Can I have your permission to keep in touch with you, so that when you are ready to sell your home, you already have an agent and if you ever have any questions about what is going on in the market or want to know the price that a home sold for, you can just give me a call. How does that sound? Pause
Put them in your follow up plan!
everyone is a seller someday. put em in a follow up plan that is owned by you. that way you can take it anywhere you go regardless. contact management systems change, if you own hte program you own the leads. it really is to easy. the competition is low and the number of people who need your help are high. list them now or list them in the future!
never take a listing without a price reduction. i was told that the definition of insanity is to repeat the same action and expect a different result. list them at the same price they did not sell at in a declining market and you will probably get hte same result as the previous agent. there are enough sellers out there who are realistic. if not, let htem relist high and expire again. off the top of my head, the last 2 listings that i took went under contract in less than 2 weeks.
great pics, competent agent, priced right, informed seller = sold!!!!!!!!!!!!!!!!!!!!!!!!! rinse and repeat
it really does get easier talking to them the more you do it. i know that it is not easy at first. you wonder what to say. you think they might not want to talk. waht if they are mean? will they hang up? the more you do it the more you will love to do it. it is the 1 activity that you can do on a daily basis that is guaranteed to increase teh chances of your income increasing immediately beyond almost any other activity that you can do. think about it....you can have a conversation monday, list friday, go on for a week, negotiate a few days ratify and close in 30! 45 days of knowing the seller and you all get what you want. work it right and there are few other things that you can do to come across as many people as fast who have raised their hand and asked to sell.
so, pda, redx, dialer. manual dialing is to slow to get high returns. spend the money on a dialer. speedy dialer is the one that I purcahsed for 400 dollars. dont buy it because i said to buy it, buy it because you work expireds and dial manually and see the return on your time and want to increase the return. imagine calling 120 people an hour (if you rang each 3-4 times and got no answer).

Excellent info, Jimmy! You should be on your hiatus more often  Simple but deadly effective approach to expireds. Question for ya: Do you mail the sellers who may be interested in listing down the road anything? Or is it just phone follow up?

What great info Estatereal. Thanks for the script! I usually just mail out a series of 4 letters then call it quits. The fourth one has my biz magnet. I need to stop being so bashful about calling. Even after my Mike Ferry workshops, I still have issues with it.

Thanks for the great info, Estatereal. I had been debating whether Redx would be a worthwhile expense and it certainly seems like it is. I am looking forward to trying out the expired's/FSBO's and I'll report back my data when I have been using it long enough. Thanks again.
