So right now I get an average of 200 visitors to my site/month. Site is about 6 months old. From what analytics tells me these are mostly local people and they stick around for awhile. Out of these about 6-8 new people/month total contact me through the site per month for one reason or another. I target the foreclosure crowd and it seems keywords are bringing me traffic. I dont know if sellers are going to my site because my leads are always buyers.
Question is -
Is 200 visitors very low? It does keep increasing all the time.
Is 6-8 contacts out of 200 visits a good conversion rate, or a low one?
How can I get SELLERS to contact me? Buyers are great, but why never a seller?
For reference my site is in my profile. I would really appreciate any input.

That really depends on what you are doing to get traffic to your site. If your doing little or nothing thats pretty good. If your doing a lot then it's not so good. You say it is increasing all the time, that's a good sign.

Is 6-8 good or low?

That's probably pretty good, but we have no idea what type of site you have. Is it directly calling for a response?

The real question I would ask is are these responses quality leads - leads that turn in to money? If so then you need to ask yourself what is the site doing for your business. If the repsponses are just taking your time and not turning in to money then you need to change the site to get the right kind of responses that you want.

Responses shouldn't be your main goal, responses that turn it to money should be.

In a prior life (prior business anyway) at one point I realized that our phone was ringing off the hook with tire kickers that there was no way we could turn into clientss no matter how hard we tried. So we changed our marketing and got two really big benefits.
1. The phone rang a lot less, we got about 1/4 of the calls = less hassle factor, less wasted time.
2. We doubled the amount of jobs we booked from the phone calls.

The right traffic is always more important than just any traffic.

Since we can't see your site it's hard to repond to how you can get more sellers to contact you.

minna, I just checked out your site and I do like it. You are off to a good start with it.

I do have several ideas that you may want to consider, but I've got to get going and actually get some work done. I will post a lengthy reponses that you will likely find interesting some time in the next 24 hours.

Your blog is the problem. Well, not the problem, but it's not helping you at all.

Post 3-4 times a week, on topic, using whatever keywords you want (for me it's anything related to First Time Home Buyers). Include a call to action (not just the words "contact me") and give your readers something of value.

#1 Complaint: "3-4 Times a week is too much time. I don't have that kind of time in my day"

If you want your site to bring you leads, that's what it's going to take. Stop doing something else that doesn't make you money, because this method WILL.

Trust me, I've been blogging for only 4 months, and have already gotten dozens of leads from my site, and had 3 or 4 buyers actually get accepted PA's in the past 2 months. It works. And now, I have between 50-100 visitors a DAY. No joke.

Looks like we started blogging around the same time (December '08). You have 7 posts, I have 72. (insert obvious statement here)

Also, back linking with comments on other blogs and forums (like this one) is crucial for SEO rankings.

Nice blog...
I know I should be doing more with blogging but I guess I have failed to see the value in it. I'm not doubting it works, I'm just curious - how does it work? Is it just that the keywords float out there catching hopefully enough specific searches that will lead people to the blog, then hopefully to your site and to contact you? Is that it?
Do blogs rank better than sites for content?
Why would a blog attract more traffic than a website?
Doe sit matter who the blog is through ( mine is a featured blog from realtor.com - came free with my website)
Blogging 3-4 times a week sounds like a lot of work, but I would do it if it was worthwhile.

I'd be happy with 3% of my visitors contacting me. I think you have a traffic problem, not a conversion problem. I agree that building more content will bring more traffic. How RELEVANT that traffic will be though is yet to be determined. You could very well see your conversion rate go down as your traffic goes up. Simply because you gain more clicks via the search engines, and you might not be what people are looking for.

EXACTLY! Traffic. Leads. Conversion. Those are the 3 pieces of the puzzle.


The phrase "how to make an inflatable blow up doll" might generate a lot of traffic for you to your website - but thats not likely going to put much money in your pocket if you are trying to sell houses.
