I have a couple questions of how the internet may have changed agent footwork in selling homes.

If you've had a website for a bit of time has it cut down on the amount of houses you've had to show prospects before they buy? It would seem that if a listing were presented well enough on a website then there should be a corresponding reduction in having to taxi prospects to different listings.

Is/could the real estate business be more efficient with agents in partnership with listing and selling seperated between the partners?

I would say the web has definately cut down the number of homes that need to be shown. It is not really the fact that listings are displayed on websites that account for that but the fact that a Realtor meets a prospect at his/her website and has the ability to form a relationship, narrow the criteria, and educate that prospect by providing listings (through email etc.) before a physical meeting takes place.
