I leave the door open if it's appropriate for the weather or if there is an insulated storm door.

Otherwise, in cold/rainy weather I make sure I am perched so that I can see visitors approaching and I open the door for them as soon as they come up to the door.

We have never done this here in our real estate market.

Generally we do put out good signage so that all prospective home buyers are aware of the open house.

However, we don't do any other signs.

In some areas agents make buyers wait outside when they are showing the home to other buyers. They have a sign that says something like "agent currently showing home". Where I am we leave the door unlocked but not open. Usually folks here have a screen door.

See I don't like the idea of the closed door because it is really awkward when your the only one there to see the house. YOu walk up wondering is this even open? Of course like someone else said, if you have good open house signage up they will know it is open. Like the storm door idea the best. Some people just feel uncomfortable walking up to a home that is completely closed and there isn't a sound around. I also don't like to bombard people at the door. Feels kinda like the used car salesman.

No sign on the door, just in the yard and people are free to walk in as they wish. If the weather is nice and there is a screen or a storm door I may leave the main door open, just depends.

I typically open the door when possible but not when weather doesn't allow it. An open door is inviting and also adds a lot of natural light to a place which adds to the experience.
